Britain's housing market is a joke... and not the funny kind.

Labour's "tenant-first" policies are backfiring spectacularly, driving landlords out and leaving renters in the lurch. Meanwhile, the Tories are MIA, and the NIMBYs are guarding their manicured lawns like Fort Knox. And let's not forget the oligarchs, snapping up London like it's a fire sale.

It's a shambles, a farce, a right royal cock-up!

Who's paying the price? Ordinary Brits, that's who. Young families, key workers, and anyone who dreams of owning a home.

This week, I had the pleasure of contributing to an article by the Financial Times (FT Advisor) discussing the dearth of longer fixed-term mortgages in the UK market.

It is as intriguing as surprising, that the PPI Complaints Deadline, Financial Conduct Authority has not come down heavy in favour of consumers. Barring one or two lenders (April Mortgages being a recent one) there are barely any lenders that offer any fixes beyond the 5 year period. This does keep our mortgage advisors up and down the country employed, along with a whole plethora of conveyancers. However, is this really in the interest of consumers? I argue in the article below, that is not always the case.

Despite the availability of 10-30 year swaps, the mortgage market is broken - it favours the interests of brokers and allied sectors, rather than those of consumers.



Longer term fixed rates have been “missing from the landscape for some time”, according to some brokers, after a smaller lender stepped up to offer these products.

The Daily Express quotes The Kushman Group and I, talking about the market

The upcoming general election could significantly impact the UK's housing market. The Labour Party plans to ban no-fault evictions, cap rents, and push for new house building (whatever that means), including creating "new towns." The Conservatives on the other hand have a muddled plan which nobody is sure of.

A lot of Labour's pie-in-the-sky policy will discourage landlord investment but it could also reset the market by prioritising affordable housing. Opinions are divided, with some experts foreseeing reduced transactions pre-election and a potential market boost post-election due to new policies and rate cuts.

Labour has indicated it will back a ban on no fault evictions of tenants, while the party is also under pressure to allow councils in some areas to introduce a cap on rents.

News Scoop of the Day! 🏠

The Kushman Group and I were recently featured in The Telegraph discussing the impact of the new stamp duty changes on house buyers and the property market.

As of June 1, 2024, the abolition of Multiple Dwellings Relief (MDR) will roughly double the stamp duty for homes with granny annexes. This change, announced by Chancellor Jeremy Hunt, aims to curb the bulk buying of apartments by landlords, potentially increasing housing availability for first-time buyers.

However, it raises acquisition costs for homes with annexes and could slow down certain property transactions. This tax shift is expected to generate £385 million annually for the Treasury by 2028-29.
