Make sure your property has a valid Gas Safety Certificate, EICR, and working smoke & CO alarms. It’s not just good practice — it’s the law.

2️⃣ Use a Solid Tenancy Agreement
Always have a clear, written contract in place. It protects you and sets expectations from day one.

3️⃣ Protect the Deposit
You must register the tenant’s deposit in a government-approved scheme within 30 days. Failing to do so can lead to serious penalties.

4️⃣ Respond to Repairs Promptly
A well-maintained property = happy tenants and long-term rental income. Stay on top of maintenance and deal with issues early.

5️⃣ Know if You Need a Licence
