Out with the old and in with the new and improved 📈

🔸Correct sized joists
🔸150mm PIR Warm deck
🔸3-Layer Felt system
🔸2 tone soffit, fascia and guttering

Another one of the big jobs that's been done during this build which isn't obvious from a glance around

The £5,000 renovation mistake nobody warned me about…

I stripped more than 50% of the plaster from this house, and Building Control immediately classed it as a thermal renovation. That meant insulation upgrades, additional materials, extra labour, and a much bigger bill than expected.

If you’re renovating an older property, this is something you need to know before you pick up a hammer.

Taking all the plaster off meant I had to put the house back together to achieve a 0.3 u-value. This required:

🔸 67.5mm insulated plasterboards on all external walls
🔸 150mm PIR Insulation in all the eves
🔸 150mm PIR insulation warm deck flat roof
🔸 50mm PIR insulation build out in the bathrooms to maintain a service void
🔸 Maintain the existing 25mm EWI on the house (External Wall Insulation)

However they also said I don't have to insulate the wall where the stairs are as it will encroach onto the steps 🤔

They make the rules up as they go along to suit themselves if you ask me 🤷‍♂️

Lanehouse Update Week 16 🕓

Bald spots, poo pipes, bathroom furniture and fat circles in the house walls but it's all almost ready for some plasterboards 🤩

Need to swallow a 2.5k materials invoice first 😳

Lanehouse Update Week 15

It's been a while ey. The TCP ig neglect has come to an end I hope but don't worry the project has still been ticking over. But I think it's about time we ramped up the pace 👀

The flat roof is finally ready for its deck and soon we will be able to appreciate the full space we have created by removing the wall between the living room and kitchen 🤩

Lanehouse Update Week 9

Next up we need to concentrate on both the kitchen flat roof (once the brickwork is up) and getting the plumbing and electrics back in for first fix. The concrete pour all needs to happen soon to give it a bit of time to cure as well as reworking the bathroom layouts for optimisation.
