New Research by ABR reveals the scale of the shift to retrofit of the future London office scheme pipeline. Some 78% of the London office projects due for completion in 2026 are refurbishments rather than newbuilds. Some 50% are pre-let to incoming occupiers. Some 300 projects surveyed.

New research for the fit-out market by ABR, reveals that nearly 3 million sq ft of office deals were signed in the 3rd quarter of 2025. Some of the largest deals included lettings to Squarepoint, Eversheds, JP Morgan, CD&R and Premier League. Total office lettings look on target to top 10m sq ft this year.

There are over 200 medium/large companies with leases signed, carrying out fit-out, including 32 pre-lets.

The fast-expanding Oxford-Cambridge development arc has seen a number of new accommodation searches launched by life sciences-orientated companies since the beginning of 2025.

ABR Ltd is now tracking over 50 London-based companies looking for over 100,000 sq ft of alternative offices in 2026/27.

In the majority of searches the corporate search is a requirement for a new HQ in 'Grade A' office accommodation.

The list contains a large proportion of law firms searching for alternative space.

New June 2025 research by ABR, reveals that there are now nearly 50 companies with London office requirements of 100k or more. The list is dominated by law firms, financial groups and insurance companies. Whilst there are a few looking to downsize, the vast majority are looking for a similar amount of space, or more over the next 3 years.

April 2025 research by ABR Ltd shows there were 17 new applications for large office schemes in central London in Q1 2025, compared to 18 in the final quarter of 2024. In line with recent trends, the majority of new projects were for office refurbishments, or refurbishments, plus extensions, with only a trickle of applications for newbuild offices. Construction volumes remain high.

ABR is proud to be the provider of research data, for the 24th year running, to the Deloitte London Crane Survey. The survey received extensive coverage in the national, construction and trade press last week. Researchers criss-crossed London for 4 weeks in September 2024. The 16.4 million sq ft of offices under construction is one of the highest totals ever seen in the last 48 biannual surveys.

One of the best (and often overlooked) forward indicators of the London office market and future office mover destinations is the number and nature of planning applications submitted for office schemes.
ABR tracked applications for large London office schemes in Q3 2024 reached 24. This is nearing the highest for any quarter since the start of Covid.
Notable applications included 60 Gracechurch Street, EC2, Bishops Square, E1 and 171 Victoria Street, SW1.

New provisional Q3 central London office letting figures from ABR Ltd suggest around 2.4m sq ft of medium large office letting between July and September 2024. Some of the larger deals signed include Grant Thornton, BDO and Sompo. Some 1.6 million sq ft was new or newly refurbished space.
