Here's what's happening in the Brackley property market in June 2026.

Average sold prices are sitting at Β£332,972, that's 6% below the 2023 peak of Β£354,621. If you've been watching the market and waiting for the right moment, this is worth paying attention to.

Here's what that looks like by property type right now:
🏑 Detached: £453,102
🏠 Semi-detached: £318,369
🏘️ Terraced: £275,820

For context, the UK average is Β£268,000. Brackley sits Β£65,000 above that, not because of hype, but because of what this town offers: the Mercedes-AMG F1 headquarters on our doorstep, Magdalen College School, the M40 ten minutes away, and a community that people genuinely don't want to leave.

The 2023 peak was Β£354,621. We're 6% below it. The development pipeline, including 700 new homes approved earlier this year and a Β£70m Mercedes expansion bringing 500 new jobs, points in one direction.

I'm not in the business of telling people what they want to hear. But right now, Brackley looks like a genuinely good place to be buying or selling.

More than 1 in 4 homes listed in Brackley between October to March, are still sitting unsold.

That's not bad luck. There are real, identifiable reasons why some properties stall and most of them are fixable.

From what I'm seeing on the ground, the main culprits are:

❗️Overpricing from the start: The market is more price-sensitive than it was two years ago, and buyers are doing their homework

❗️Poor presentation: First impressions online are everything now; weak photos and tired interiors are costing sellers viewings

❗️Wrong agent fit: Some homes just aren't being marketed with the right strategy for their type or price point

❗️Buyer confidence: With mortgage rates where they are, buyers are cautious and need reassurance to commit

❗️No clear plan: Sellers without a properly considered onward move are often causing delays that push buyers away

I want to be straight with you.

Right now, 35% of homes on the market have had their price cut, in the South East it's 39%, East Midlands, 35.3%.

This is not a weak market, it’s a reflection of sellers who started too high, finding out too late.

Every time supply rises and buyers get more choice, the same thing happens, homes that were "close enough on price" end up sitting on Rightmove for months.

The good news? Correctly priced homes are still selling and the data is clear on that.

Honest advice, given before a home goes to market (not after it's been sitting for three months) is what I've always believed in. It's what nearly 30 years as an Independent Financial Adviser taught me, and it's how I work now.

Nationally, more homes came to market in March than at almost any point in the last year. Over 204,000 new listings across Great Britain. But here's the thing, sales actually fell.

Which means buyers have more choice, and they're using it.

In our area, the picture reflects that:
Northamptonshire (East Midlands) is converting just 48 in every 100 listings to a sale.

Buckinghamshire and Oxfordshire (South East) are similar, with nearly 4 in 10 listings having their price reduced.

Nationally, the average home on the market has been there for 155 days, and 35% of listings have already been reduced.

The good news? The market is still moving. Buyers are still buying. But they're choosing carefully and pricing is the single biggest factor in whether a home sells or stalls.
