Ever wondered what a "property chain" actually is?
It's simply the line of buyers and sellers all connected through one sale. You're selling your home to someone, who's selling theirs to someone else, and so on, all the way up and down. Everyone in that chain is waiting on everyone else, which is why one delay anywhere along the line can hold things up for people who've never even met.
A chain is only as strong as its weakest link. Understanding how they actually work, and staying on top of every link in yours, is a big part of what I do behind the scenes that most people never see.
A few things that genuinely help keep a chain moving:
📋 Get your paperwork sorted early. Solicitor instructed, ID checks done, mortgage documents ready. The buyers and sellers who move fastest are usually just the ones who were prepared first.
💬 Keep communication open. A quick update, even just "still waiting on searches," stops people further up or down the chain worrying unnecessarily.
🏠 Be realistic on timings. Moving dates that suit everyone take a bit of give and take, and flexibility early on often saves stress later.
📞 Have someone keeping an eye on the whole chain, not just your part of it. That's genuinely one of the most valuable things an agent can do for you, spotting a hold up before it becomes a problem.
