🔐 OCTOBER IS NATIONAL HOME SECURITY MONTH

As the evenings draw in, it’s a good time to look at your home from a security point of view, whether you’re moving or staying exactly where you are.

Take ten minutes this evening to check:

• doors and windows close and lock properly
• outside lights are working
• sheds, garages and side gates are secure
• spare keys aren’t left somewhere obvious
• alarms or cameras are working if you have them
• valuable items aren’t clearly visible through windows

And if you’ve recently moved, it’s worth thinking about who may previously have had keys to the property and whether your security arrangements still suit you.

Not every useful property conversation has to be about selling a house.

Sometimes it’s simply about looking after the one you already call home.

🎨 DO YOU REALLY NEED TO PAINT EVERYTHING GREY, WHITE OR BEIGE BEFORE SELLING?

Not necessarily.

Buyers know paint colours can change.

What matters more is whether rooms feel cared for, whether photographs show the space clearly and whether strong décor overwhelms the features you actually want buyers to notice.

Before repainting an entire house, ask:
• Is it tired or simply not neutral?
• Will it photograph well?
• Are there unfinished areas?
• Could a smaller refresh achieve the same thing?

Preparing a home for sale should be strategic, not an automatic trip to the paint aisle.

• available equity/deposit
• price of the next home
• Stamp Duty where applicable
• legal and moving costs
• mortgage affordability
• work the next property may need

A HOUSE DOESN’T HAVE TO BE PERFECT TO SELL.

Real homes have quirks.
They have rooms we’d change, jobs we haven’t got around to and features that won’t suit everybody.

The aim isn’t to make your home appeal to every buyer.

It’s to understand its strengths, be realistic about its compromises and market it well enough to reach the people who can see themselves living there.

If you’re delaying a move because you think your home needs to be “perfect” first, it may be worth getting an outside opinion before assuming months of work are necessary.

In July, a buyer arriving after work may see your garden, frontage and rooms in full daylight.

In October, the same viewing can happen as the light is disappearing.

Before an evening viewing:
✓ switch on lamps before they arrive
✓ check outside and pathway lighting
✓ keep the house comfortably warm
✓ make the entrance welcoming
✓ think about what the garden looks like after dark
