Understanding Full Repairing & Insuring (FRI) Leases:

A Full Repairing & Insuring (FRI) lease is the most common type of commercial lease in the UK, but many tenants underestimate the level of responsibility they can carry. 🏢

Whilst certainly not all identical in nature, under an FRI lease, the tenant is usually responsible for:

✅ All internal and structural repairs.
✅ Exterior maintenance.
✅ Reimbursing the landlord for the building insurance premium.
✅ Service charges for shared areas within larger buildings or estates.

One of the most important points to understand is that an FRI lease can require a tenant to put a property into repair, even if it was already in poor condition when the lease commenced.

Before entering into any commercial lease, it is essential to undertake proper due diligence. Key protections to consider:

• A detailed Schedule of Condition to limit repair obligations to the property’s condition at lease commencement.
• A professional building survey to identify hidden defects or future liabilities.
• Careful review of insurance exclusions and responsibility for uninsured risks.
