Leaving room to negotiate will leave you no one to negotiate with.

I know some people like to go higher on the listing price to give the homeowner some wiggle room to come down, but it's false economy.

The most important job is to get eyes on the property and feet on the doormat for viewings.

Without this you'll literally never make the sale.

Don't put off your ideal buyer with an overinflated price. Leeway isn't necessary if your property is valued properly.
