It’s been a little while since I last shared an update on our Bohemia project… and in that time, a huge amount has been achieved.

We’re at that stage of the build where it can feel never-ending, the final push where everything starts to come together. So I wanted to take a moment to pause, stand back, and appreciate just how far this property has come.

Here’s what’s been tackled so far:

✔ Rising damp fully resolved
✔ Structural cracks stitched and stabilised
✔ Re-rendered externally
✔ Stainless steel mesh installed to prevent future movement
✔ New fascias, guttering, and flat roof repairs
✔ Windows refurbished
✔ Full redecoration inside and out
✔ New flooring laid throughout
✔ Brand new kitchen installed
✔ New bathroom and WC
✔ New doors throughout
✔ Full rewire and new lighting
✔ Outside spaces cleared and made good
✔ And more…

This has been a mammoth project, and one that has been truly rewarding.

The property was in an incredibly poor condition when we started, and seeing it being brought back to life has been something special, ready for generations of families to enjoy.

We’re nearly there now… just a few more days and it’ll be ready for valuation.

From something once neglected, to a home ready for new memories, that’s always the goal.

We don’t do things by halves.

The project we took on in St Leonards came with problems. The kind you can see and the kind you can’t. We knew that when we bought it. It is exactly why we were able to negotiate the price we did. But buying well is only the beginning.

Older buildings always come with risk and if you are doing this properly contingency is not optional. It is essential. The ability to structure and stack deals means those upfront costs are accounted for and that allows us to make decisions based on integrity, not shortcuts.

For me, integrity matters most.
Taking a house that could not be sold, that had been neglected and left behind, and restoring it into a safe, lasting family home is the entire point of what we do.

There are thousands of properties like this across the UK. We talk about a housing crisis and yes supply is tight, but there are also countless homes sitting empty or unsellable because the work feels too big or too complex. With the right knowledge, the right team and the right approach, these homes can be brought back to life properly.

We could have stripped the render and simply patched over the issues beneath. Many would.
Instead we have:

• Installed stainless steel mesh
• Helibar stitched structural cracks
• Replaced damaged blockwork
• Cleared and corrected the cavity
• Added air bricks for proper ventilation
• Completed all structural preparation before re-rendering

Because the problems that existed when we bought this house will not be coming back.

This is not cosmetic. It is long term.
This house will stand proud for another 100 years and eventually become a proper family home again.

That is why we do it.

Someone said to me recently that I’m brave for taking this on.

But honestly, I don’t see bravery as part of it.

What I see is education.

Before I ever developed a property, I invested in myself.
I attended training courses - actually, several rounds of training.
I read the books.
I asked the questions.
I worked on my mindset and did the uncomfortable work of unlearning the fears that most of us are handed about money and risk.

Where others see debt, I see leverage.
Where others see a big spend, I see investment into a growing asset.

That shift didn’t happen overnight, it came from learning, repetition, and choosing to think differently.

And that’s what’s led me to this point.

Not bravery.
Preparation.
Perspective.
Belief built on knowledge.

Great to see the house swarmed with trades today - the lads are officially back in action!

The exterior remediation work is on pause due to the low temperatures, but that has not slowed down the internal works getting underway. I am really pleased with the progress so soon after the Christmas holidays, and the team are delivering on their promises just as agreed.

Strong, reliable relationships like this are everything in property development. Hopefully the first of many more projects together.

The survey described the windows as ‘end of life’, but rather than rushing to rip them out, we wanted to understand whether there was still life (and value) left in them. After bringing in a specialist glazing expert, it turns out there absolutely is.

With a little care - replacing a few blown panes, refreshing hinges and handles, tightening up seals to improve efficiency, and giving everything a thorough restoration, these windows can serve beautifully for another 5–10 years.

For me, this is what good renovation is about. It’s not just replacing things for the sake of it - it’s pausing, questioning assumptions, respecting what already exists, and choosing solutions that are both financially responsible and kinder to the environment. Thoughtful decisions now create better homes later.

We’re not wasting any time, and refurbishment is already in full swing at our Bohemia project 🔨

The team is well underway, painstakingly scraping polystyrene from the ceilings, lifting tired old carpets, and carefully stripping out the well-used kitchen and bathroom. It’s the unglamorous but essential stage of any refurbishment, where the real transformation begins.

There’s a lot to do, but the pace is strong, the energy is high, and there’s absolutely no stopping this team 💪

As a trained interior designer, I survey and design the kitchen myself. This means the layout responds to the house first, not a catalogue. Once the design is resolved, I source carcasses and components from the market to balance cost, quality, and lead times.

✨ Celebrating an incredible night ✨

Last night I had the pleasure of attending the PIA Annual Property Awards in Redcar. The venue was stunning, the atmosphere was buzzing, and it was so special to reconnect with my Property Investment peers – many of whom I’m now proud to call friends.

The energy in the room was outstanding – a true celebration of people supporting people. 🏆 There were so many worthy winners recognised for their achievements and outstanding projects.

I felt honoured to be nominated for the Most Inspiring Award, and I couldn’t be more thrilled for the very deserving winner.

Reflecting on the past few months since completing the Elite training, I’m hugely grateful for the journey and the network. The Property Investment Academy has been such a powerful source of knowledge, encouragement and opportunity – and this event really showcased the strength of that community.

A huge thank you to The Property Investment Academy - Steven Green, for hosting such a brilliant evening. I travelled over 520 miles in two days to attend – and it was worth every single moment.

Here’s to the start of the next chapter 🚀
