No two development projects are ever quite the same.

Recently, Andrew joined a site tour organised by The Developers Network Bristol, visiting three very different developments across the city.

From the conversion of a former pub into residential apartments in Staple Hill, to the creativity of Skyline Park in Brislington, and the refurbishment of a mixed-use building on Hotwells Road, each project demonstrated a different approach to unlocking value and overcoming challenges.

What stood out was that while every scheme was unique, many of the challenges were familiar - planning, funding, delivery and finding the right strategy to move a project forward.

It's always valuable to step away from your own projects, see how others are approaching development and share experiences with fellow property professionals.

What makes a good development site?

It is rarely just about the size of the land.

Some of the most successful opportunities begin as:

🌿 Underused garden land
📏 Side plots
🏚️ Redundant buildings
📐 Corner sites
🧩 Infill opportunities within existing communities

But good development sites also need to work in context.

Access, planning policy, ecology, privacy, surrounding properties, local housing demand and connection to services can all influence whether land may have genuine development potential.

In many cases, landowners are unaware their property or land may hold hidden value at all.

Some development projects start with land. Others start with a promise.

As we near completion of our eco bungalows project in Alveston, we’ve been reflecting on how the project first began - with a family who owned a piece of land that had been put in the “we’ll sort it one day” pile.

The land belonged to a retired builder. Before he sadly passed away, we promised we would help his family navigate the planning process and turn the land into value for them. After a long and challenging process, planning permission was eventually granted by committee.

Once planning was secured, we purchased the site and moved forward with the development that is now nearing completion.

It’s a good example of how land that may seem difficult, forgotten or unlikely to get permission can still have value with the right planning strategy and patience.

Many of the sites we work on start this way - with a conversation long before anything is built.

Our Sustainability Update with Ecologi

Over the past year, we’ve continued our partnership with Ecologi, supporting global tree planting and carbon reduction projects.

So far, through this partnership, Landhaven has funded:

🌳 604 trees
🌍 56.78 tCO₂e avoided

While property development inevitably has an environmental impact, we believe it’s important to take responsibility where we can and continue improving how we design and build our homes.

Alongside supporting Ecologi, we focus on building energy-efficient homes using technologies such as air-source heat pumps, solar panels and high levels of insulation, as well as incorporating biodiversity and landscaping into our developments.

Sustainability is not one single action, but a series of small decisions made throughout every project.

Alveston Eco Bungalows - Final Stages Site Update 🌿

Our latest site video update is now live as we move into the final stages at our Alveston eco bungalow development.

Over the past year we’ve gone from groundworks and structure to solar panels, air source heat pumps, underfloor heating, landscaping and the creation of a nature corridor to support biodiversity across the site.

Now, with driveways being finished, electric gates being installed, lawns laid and the homes nearly complete inside, the development is really starting to feel like finished homes set within a natural landscape.

Last week we spent some time on site at our Alveston eco bungalow development, helped by a welcome spell of sunny weather.

We met with the build team and Landhaven directors, and were also pleased to welcome several investors and potential buyers who visited to see the progress in person as the project moves towards completion.

Externally, landscaping is now well underway, with turf laid, the pond completed and the nature corridor starting to establish, which will create a really attractive natural setting around the homes.

We’re now moving into the final stages and look forward to sharing the finished homes soon.
