We are delighted to announce the exchange of contracts on this consented site in Forest Hill, SE23, our second consented site in Forest Hill this year. HH sourced a buyer once consent had been granted, acting on off-market instructions from the seller. Through our diligent approach, targeting a specific profile of buyer, HH was able to secure a competitive offer that the seller was happy to accept.

As mentioned, this would have been a record-time exchange if it weren’t for waiting for the final letter of reliance, which unfortunately got lost in the post - we know, you couldn’t make this up! Nevertheless, both legal teams were fantastic. Open communication ensured all parties were kept fully updated, allowing the exchange to be ready within just six weeks.

We are pleased to confirm the exchange of contracts via an SPA agreement on Golden Manor, Hanwell. The site benefits from planning consent for nine family houses, together with a separate agreement for a further two units, which has exchanged on a conditional basis. The combined GDV on the entire site is circa £15 million.

As with many development transactions in the current market, the process was not without its challenges. A number of the usual commercial, legal and technical issues arose along the way; however, these were successfully navigated. A big thank you to both lawyers, who were both great with communication and actioning things, when needed!

This is an acquisition the HH team is particularly proud of, both in terms of the quality of the opportunity and the way it was delivered.

A special mention to Matteo, who sourced the site, helping to establish a strong relationship with the seller and opening potential future opportunities, in addition to this one!

Further to the above, HH New Homes team are retained on the resale, which we are very excited to bring to market in Q1 2027.

EXCHANGED!

Perseverance pays off! Contracts have now exchanged on this consented site for three detached family homes, with HH acquiring on behalf of our developer client. Following a prolonged process marked by harsh down valuations (in our opinion) and external offers, we successfully maintained alignment between both buyer and seller, ultimately negotiating a structure that worked for both parties.

While the transaction took longer than anticipated, careful management, consistency, and trust ensured a successful conclusion.

HH New Homes are retained on the resales, and we look forward to bringing these to market alongside two further nearby schemes, launching around the same time. Keep an eye out for the HH boards!

HH are pleased to announce the unconditional exchange of contracts for an exciting, unconsented site in Edenbridge, Sevenoaks.

Predominantly brownfield and located within the established built-up area, the site has been actively promoted to Sevenoaks District Council through the recent Call for Sites process. Previously identified in the Draft Local Plan for around 30 dwellings, the emerging Draft Local Plan now supports approximately 34 dwellings. Pre-application discussions with the planning authority have been completed, and our client plans to submit a planning application in line with this advice.

A big thank you to Iwan Jones, who acted for the sellers. HH have now had the pleasure of working with him on multiple occasions.

HH will continue to provide advice on the resale market and the proposed scheme. Not always an easy journey, but this is a fantastic site, and we wish the buyer every success with planning!

HH are delighted to announce the exchange of contracts on this consented site for five luxury detached houses, set within 14 acres of Green Belt land in Shoreham, Sevenoaks.

Our developer client successfully secured development finance against an unencumbered site, that HH acquired on their behalf at the beginning of 2025. We would like to extend our thanks to Ashley Slade for his invaluable support in securing the funding.

The transaction was not without its challenges and required perseverance, collaboration, and commitment from all parties involved. Through a proactive and solutions-focused approach, these obstacles were successfully navigated.

A further (and lighter) takeaway is that HH are now on first-name terms with several employees of the Land Registry, a testament to the level of engagement required to bring this transaction to completion.

This exchange represents another successful milestone for HH and reinforces our ability to deliver complex transactions through determination and strong professional relationships.

HH New Homes have already met with our developer client to discuss marketing strategy and give advice on market demands for the finished product. The goal: to create a gated private estate with only a handful of luxury family homes within a tranquil setting. We look forward to bringing these to market!!

Conditional contracts have exchanged on this consented site in Chelsfield, BR6. Planning consent was granted by Sevenoaks council for the conversion of the existing barns into 7 dwellings.

After a complicated process, the buyers have implemented the consent and are due to go unconditional in the coming weeks. HH have been involved with this site for a few years and it’s exciting to see it conclude.

We would like to give a special mention to our friend Adam Hosking, who maintained involvement post his exit from HH nearly a year ago – yes that’s how long it’s been in the pipeline for!!

Nothing is easy in this market, but it’s rewarding when a site of this nature finally gets over the line. The proposed scheme is going to be special, and HH New Homes are instructed on the re-sales, with early marketing meetings, already taking place!!
