The Bromley & Beckenham Property Market Has Changed — But Many Sellers Haven't Noticed

One of the biggest mistakes I'm seeing right now is sellers pricing their homes based on what their neighbour achieved 12-18 months ago.

The market in 2026 is different.

While buyer demand remains healthy, buyers have more choice and are negotiating harder than they were a couple of years ago. In Bromley, average prices are broadly flat to slightly down on last year, and in many parts of Beckenham properties are taking longer to sell unless they're priced correctly from day one.

The good news?

Well-presented homes that are launched at the right price are still attracting strong interest and achieving successful sales.

If you're thinking of moving in 2026, don't ask:

❌ "What do I want for my house?"

Instead ask:

✅ "What evidence is there that a buyer will pay that price today?"

The sellers who understand that difference are the ones agreeing sales.

🏰 Ever wondered why Downham has roads called Galahad, Launcelot & Round Table?

When Downham was built in the 1920s–30s, planners deliberately named parts of the estate after King Arthur and the Knights of the Round Table. The idea was to give the area a strong identity and reflect values like fairness, pride and community pretty fitting, really.

So roads like Galahad Road, Launcelot Road, Pendragon Road, Excalibur Drive and Roundtable Road all link back to the same legendary theme ⚔️👑

Nearly 100 years later, it’s still one of those little bits of local history that makes Downham feel unique.
