Wondering how property will perform in East London in 2026? Here's our take on it:

In 2025, London’s housing market underperformed the rest of the UK. While prices nationally showed modest growth, many London boroughs experienced flat or falling values in real terms.

Whilst London is a vast area with lots of varying boroughs and property stock, East London has been affected by having a high concentrations of flats (both new build estates and house conversions), which have underperformed houses.

In terms of London prices, East London was once the affordable option for first-time buyers or those prepared to take on a renovation project. However, as the regeneration of East London spread, even the most outer boroughs such as Waltham Forest benefited from huge prices increases. In just 10 years, many houses in Wanstead, Leytonstone and Walthamstow almost doubled in value. That said, there does still remain a few ‘affordable’ boroughs on the outskirts eg Barking and Dagenham and Enfield to the North East.

A little over 10 years ago, we started this family business, so we thought we'd tell you our why and how:

Just over 10 years ago, the family business that Ronnie had loved working at in Wanstead had been bought by a different surveyors and Amanda had recently been made redundant (whilst on maternity leave!!!) by a very large banking institution. With all that change and having come to parenthood late, with 2 babies under 2, we both knew we wanted to create som**hing that allowed us BOTH to work flexibly enough to spend time watching our children grow up. So, it was time for us to put Ronnie's talent and our ambitions to the test and take the leap into self-employment. Calling on clever people we knew, we built a website, hired a (super)nanny and a cleaner, called on Amanda's mum for additional childcare, then paid for an entry on the RICS advertising site and started to make contact with our local community. Later on, we were able to employ the brilliant Cheryl, for the days when Amanda was enjoying the babes and the rest as they say is history...

We'd be lying if we said running your own business is all plain sailing, we have hairy periods where it sometimes feels like we're sitting there waiting for the phone to ring e.g. the pandemic and EVERY January; when our kids are grown, we may as well spend it somewhere hot! BUT 10 years on, we are so proud to have built a brilliant reputation and to benefit from the support of returning customers and recommendations. A huge thank to everyone who has supported us over the years, to our friends in the property industry who recommend us and to those who believed in us , you've helped us create a thriving business - one that manages to support our family and has realised our dream of spending just a little bit more time with them over the years. Cheers to the next 10 years and in case you were wondering what 10 years has done to us, here's a throwback photo too!
