The Government has published its response to the Reforms to the Energy Performance of Buildings (EPB) regime consultation, affecting how EPCs are measured and which properties need one.

Key points:
🟢 EPCs have to be in place before marketing a property for sale or rent. (not within 28 days as currently allowed)
🟢 More property types will need EPCs, including HMOs renting rooms, short-term lets, and heritage properties.
🟢 From 2027, EPCs will use four headline metrics: energy cost, fabric performance, heating system efficiency, and smart readiness, meaning ratings could look very different.
🟢 EPCs under the current system remain valid for their full 10-year period – act now to lock one in!

The EPC metric will evolve from a single headline rating to four key measures: energy cost, fabric performance (how well a property retains heat), heating system efficiency, and smart readiness.
