During a recent survey this slight, hairline cracking above the front door (which I judged had been re-pointed previously and had now cracked again...) and sinking of the drain head / damaged brickwork just around the corner from it, at a 1930's semi, made me think that there was perhaps an issue with the underground drains.
I advised my client to have the vendor obtain a CCTV survey of the underground drains...and this confirmed a collapsed and leaking drain in this area.
The rainwater was gradually washing the ground / mortar away from the brickwork over time and this problem needed resolving at this stage, before it could cause more serious damage in the future (approx. a £1,000 - £1,500 repair).
