Ever wondered what goes on behind the scenes in property management? 🛠️

Here's a perfect example of a bad situation that could've gone A LOT worse!

This was a tiny, minor leak in the loft that had gone unnoticed by our cleaning team, until we came in and did a monthly inspection ourselves and noticed wet marks on the ceiling!

After investigation, we realised that this 'tiny' leak had caused a major flood in the loft. Luckily we caught it in time and managed to save the property from severe water damage!

As soon as we noticed the leak and water, one of our team members went straight to work and dismantled the loft to get rid of all the wet insulation and dry the loft

They’re the backbone of our hassle-free service, ensuring your property is always in top condition. From quick fixes to major repairs, they handle it all—at no extra cost to you ✅

The following morning, the plumber came to fix the leak and the property was fixed, re-boarded and painted within 2 days of noticing the problem 🔧

With all the drama with the general election just around the corner, can anyone really keep up with all the promises and ideas they have?

They're both pretty loud about solving the housing crisis, but with never-ending sources of information, it's hard to know what's what.

So here's a brief rundown on what the Tory vs Labour government has in mind to help solve the housing crisis:

Tory Government’s Approach:

Helping Buyers:

1% Mortgages: Introducing new low-interest mortgages to make it easier for young people to buy their first home. This could significantly aid those struggling to save for a deposit while paying high rents.

Renters Reform Bill: Enhancing tenants' rights, including making it more difficult for landlords to evict tenants without a valid reason, thus providing more stability and security for renters.

Tenant Protections:

Property Portal: Creating a centralised hub with detailed information about landlords and their properties. This transparency allows prospective tenants to check the quality and compliance of a property before moving in.

Ban on "No-Fault" Evictions: Landlords won’t be able to evict tenants without a good reason, although some exceptions remain, which has drawn some criticism.

Labour Government’s Approach:

Building More Homes:

Relaxing Planning Restrictions: Labour aims to increase housing supply by making it easier to build homes, reducing rental market pressure and helping more people become homeowners.

Back in 2022, the average house price soared to a record ÂŁ273,000 due to a pandemic-driven demand for more space and some helpful government incentives like the stamp duty holiday. Fast forward to the end of 2023, and we see a slight dip with the average price falling to ÂŁ259,000.

Despite this 5% decrease, it's intriguing that house prices haven’t fallen further, especially considering that mortgage rates have more than doubled, jumping from around 2% to about 6%. This change significantly impacts affordability and typically would lead to lower house prices, yet the market has held relatively steady.

When adjusted for the rising cost of living, the real value of house prices actually mirrors those of 2013, indicating that your money isn't going as far as it used to in the housing market.

Experts are cautiously optimistic about the future, suggesting that house prices might see a moderate increase over the next few years. They predict a potential rise of at least 20% by 2026, following historical market cycles. This could mean now is a good opportunity for those looking to buy, as the market isn’t as frantic as it was right after the pandemic, and some opportunities arise as long-term landlords begin to exit the market.

What if instead, you do something counter-intuitive—you take out a mortgage. Well, that’s exactly what Facebook founder Mark Zuckerberg did, and here’s why it’s a stroke of genius 🧠

Back in 2012, right after Facebook became a public company, Zuckerberg decided to refinance his home. Instead of paying it off with his new billions, he secured a new mortgage for nearly $6 million at a surprisingly low-interest rate of only about 1%. Now, stick with me here—this move is smarter than it might seem at first glance.

Here's the secret: the rate of inflation, which generally hovers above 1%, means that over time, the value of the money Zuckerberg owes is actually decreasing faster than the cost of his interest payments. This is a bit like getting a loan that becomes cheaper over time.
