The Government has confirmed the direction of travel for the Minimum Energy Efficiency Standard (MEES). The current minimum EPC rating for rented properties is E. The proposed minimum is C, with phased application across new and existing tenancies.

Exact commencement dates are still being finalised, so this isn’t something that requires action this week. It does benefit from a portfolio-wide audit now, so any properties currently sitting at D or below can be planned into a sensible upgrade schedule rather than rushed through under a deadline.

The cheapest version of compliance is the one you plan twelve months in advance. The most expensive is the one you arrange after a tenant has reported a cold property to the council.

Things that surface in empty properties during summer:

- Leaks that nobody is there to report
- Heating systems that develop faults nobody notices until October
- Gardens that get away from you in a fortnight of hot weather
- Pest activity, particularly in properties left with food packaging or rubbish
- Mail and post building up, which is also a security signal to anyone watching the property

Some of what gets picked up:
- Smoke and CO alarms not working
- Light fittings missing bulbs or sockets that have stopped working
