How to choose the right buying agent 🏡

Not all buying agents work in the same way. If you’re trusting someone to find and negotiate the purchase of your home, there are a few questions worth asking before you appoint them.

One of the most important?

“Are you currently representing anyone else with a similar brief to mine?”

It might sound obvious, but it’s an important question.

Some buying agencies have several agents working within the same business and may take on multiple clients looking for very similar properties, in the same locations and at similar price points.

But having different people handling those searches doesn’t necessarily remove the potential conflict.

What happens when an off-market house becomes available that would suit two clients?

Who sees it first?

And if both clients want to offer, whose interests are being represented?

For me, being an independent buying agent means being able to sit unequivocally on one side of the table. My client’s!

Before appointing a buying agent, I’d always suggest asking:

🏡 Who will actually conduct my search?

🏡 How many active clients are you currently representing?

🏡 Do any of them have a brief that overlaps with mine?

🏡 What happens if a property suits two of your clients?

🏡 How do you manage potential conflicts of interest?

🏡 Will I deal with you personally throughout the search and negotiation?

A good buying agent should be completely comfortable answering every one of those questions.

Because finding the right house matters enormously.

But knowing exactly whose corner your buying agent is in matters just as much.
