Higher mortgage rates aren’t keeping buyers out of the market. They’re changing how buyers move through it.

Two patterns are now clear. Buyers are looking at cheaper homes than they were a year ago, typically one band down from where they started. And they’re putting down smaller deposits relative to the size of their borrowing, with cash buffers going into the property rather than the bank.

The mechanic is simple. Lenders offer less per pound of income at higher rates. Stress tests bite harder. The £800k buyer becomes the £650k buyer. Same person, smaller search.

It’s showing up first in London and the South East, where deposit gaps are widest and stress tests strictest. Expect the same pattern to ripple outward through 2026.

First-time buyers, meanwhile, were a record third of all 2025 purchases. They’re stepping up. They’re also stepping carefully.

If you’re buying. Get a current mortgage in principle. Yesterday’s number isn’t today’s. Look one band down, then up. The right home may be more reachable than you think. And don’t over-stretch on the deposit; the cash buffer matters more than ever.

If you’re selling. The audience for your home has changed shape. Buyers from the price band above are now looking at you. Pricing and presentation should account for that.

Auction sales are up 49% year-on-year in the UK. That’s not a niche statistic it’s a meaningful change in how people are choosing to sell their homes.

The reason isn’t price. It’s certainty.

The open market in 2026 is moving slower. Fall-throughs are common. Six-month timelines are stretching to nine. Some sellers including ordinary owner-occupiers, not just probate estates and landlords are deciding the certainty of an auction is worth more than chasing every last pound.

The honest tradeoff: auction gives you speed, finality, and a buyer who can’t pull out. You give up some headroom on the price.

Auction makes sense when there’s a real deadline, when the property needs work, or when the buyer pool is genuinely niche. For most homes most of the time, the open market still gets you the strongest result but only if it’s priced and presented properly.

The route is a choice. The job is to pick the right one for your property, your timeline, and your goal.
