Task no. 1 for objecting to any planning application? 🏡

Download the correct application documents from your council’s planning portal - then analyse them against national and local policy to find the material planning considerations.

But which of the hundreds of documents matter for your objection? 😩

✅ Download the official application documents from the applicant only

✅ Likely to include: application form, site location plan, proposed drawings, Design & Access Statement, Planning Statement, plus any transport, daylight, heritage or flood risk reports

❌ Skip: public comments, neighbour and parish responses, council notes, consultee responses

It's painful but critical - analysing the right documents is the only way to produce an evidence-based objection.

There's no shortcut to this step - unless you pay a planning consultant thousands of £s to do it for you.

Got the correct documents? Objector can do the heavy lifting for the rest of the process - simply upload the documents and check if you have valid objection grounds for free 💪

❗️ The planning rulebook just changed. Again. But has generic AI caught up?

On 17th August 2026, the government published the most comprehensive rewrite of the National Planning Policy Framework since it was first introduced in 2012. Every council in England has to take it into account when deciding a planning application — and when the wording changes, the answer you get from your council can change with it.

Here's why this matters if you're using generic AI to help with a planning objection:

The old NPPF used numbered paragraphs — "paragraph 11", "paragraph 74". That system is gone. It's been replaced with a completely new structure of coded policies: DM, PM, HO, GB, F and more.

Generic AI tools like ChatGPT, Gemini and even Claude were trained on older data. They have no way of knowing the NPPF changed — so they'll confidently cite paragraph numbers and policy references that no longer exist. An objection built on outdated policy references doesn't just fail — it undermines your credibility with the planning officer reading it.

We've updated Objector to reflect the new policy structure and codes. Every objection it generates is grounded in the current framework — not the one that has now been replaced.

We've already updated. Has your generic AI tool? Be wary and always use specialist AI, built for the planning system.

📣 We're back — and the platform has had a major update.

If you've tried to use Objector in the last couple of weeks, we're sorry - we were taking some time to update the platform with the government's new National Planning Policy Framework (NPPF).

Objector now reflects the latest changes to UK planning law, meaning every objection we generate is built on the most current planning policies.

If you're facing a planning application right now — whether it's a neighbour's extension, an HMO, a change of use or a new build — this is the tool to use.

Now, more than ever, generic AI is likely to include outdated policy references, so always use specialist AI, built for planning objections.

🚨 Your council just got a new planning rulebook.

Earlier this week, the government published a fully rewritten National Planning Policy Framework (NPPF) — the national policies every council in England follows when deciding a planning application.

Some of the major changes include:

🏗️ A new "presumption in favour" is now permanent. Development that meets the right criteria now gets the benefit of the doubt by default — which makes it more important than ever to object on grounds that genuinely hold up, not just general opposition.

🚉 Live near a station? New rules now require higher-density housing within walking distance of it — and councils have less power to block schemes on density alone.

🍺 Some good news - your local pub is more protected! Developers now need 12+ months of proof it can't survive before they can knock it down.

Generic objections — "we don't want this," "it'll ruin the area" — now carry less weight than ever.

Specific, evidenced, policy-backed objections still work — and they matter more than ever.

⚡ We updated Objector.ai within 48 hours of the changes going live. Every objection it builds is grounded in the new rules — not the ones that have been replaced.

Using a generic AI tool to help you object right now? Worth double-checking it, as it likely has no idea any of this happened.

🏠 HMO going in on your street? Here's what you can actually do.

The Times' big feature this weekend on "HMO Britain" raises the question everyone in this situation asks: do I get a say?

Landlords can convert a house into an HMO for up to 6 tenants without needing planning permission at all. No application = no consultation = no objection.

The exceptions that always need planning permission:
👉7+ tenants
👉An Article 4 Direction
Some councils have designated areas (a street, a few roads, sometimes a whole ward) where this automatic right is removed. In an Article 4 area, landlords need full planning permission for an HMO — which means neighbours are notified and can object.

So check: does your council have an Article 4 Direction covering your road? If yes (or if the application involves building work like an extension), you have a genuine chance to object.

Grounds that carry weight with planners:
🔊 Noise and disturbance
🚗 Parking pressure
🗑️ Waste and bin storage
🏘️ Loss of family housing / character of the area
🏥 Strain on local services

Quick tips:
✅ Check if the application is for 7+ tenants
✅ Check your council's planning portal for Article 4 status first
✅ Object on planning grounds, not personal objections to tenants
✅ Be specific — cite the actual impact
✅ Don't miss the consultation deadline

❌ "My objection won't make a difference."

This is the most common thing we hear from residents facing an unsuitable planning application.

Here's the truth: a vague or emotional letter of complaint probably won't.

But a policy-based objection that identifies specific conflicts with planning policy, challenges the transport assessment, or exposes a flawed flood risk analysis?

That carries real weight. And councils are legally required to take all material planning considerations into account.

Planning decisions are won and lost on policy conflicts — not on how many people are upset.

Planning officers can only act on material planning grounds.

Most objections don't include any.

✅ Material objection grounds
✅ Specific national policy references (the NPPF in England)
✅ Specific policy references from your Local Planning Authority's development plans.

❌ "This will ruin our village"
❌ "House prices will drop"
❌ "We don't want more traffic"
❌ "The developer has done this before"

The difference between these two lists is often the difference between an objection that influences a decision - and one that doesn't.
