Sometimes a skip just isn’t big enough!

Sometimes the biggest changes come from removing what’s no longer needed.

This bathroom transformation started with a full rework of the space.

The old water tank was removed, and the heating system was upgraded with a combi boiler relocated elsewhere - freeing up valuable room.

The result? A much more functional bathroom with a spacious double shower, premium finishes, and a layout that feels open, modern, and built for everyday living.

We recently put some of the team through a specialist rendering course as part of our ongoing commitment to continuous improvement.

Drones > Scaffolding

We needed to inspect the roof on this 3-storey project, so rather than whipping out the scaff, we took a neater approach with a drone survey.

The footage quickly gave us a clear picture of the work required, saving time, reducing costs, and helping us pinpoint exactly what needed attention.

The inspection revealed that several roof tiles needed replacing, along with repairs to the leadwork and guttering.

As the property also required insulation, we opted for an external wall insulation system instead of internal insulation.

With scaffolding already needed for the roof repairs, it was the most practical solution and preserved valuable space inside the home.

From collecting keys to tackling key jobs…

This week has been a mix finishing joinery and painting prep, getting the garden planter and garage sorted, wrapping up work on Ford Lane and resolving a bathroom issue.

Alongside the physical work, we’ve also been getting photography ready for the latest projects, catching up with investors and keeping the admin moving in the background.

Lots of smaller jobs getting closed out, which all adds up to keeping the wider pipeline moving.

The biggest transformation here isn't the new kitchen...

It's the fact we found room for an extra bedroom, an ensuite, and a dedicated workspace - without compromising the kitchen itself.

What was once an outdated galley kitchen has become a bright, modern space that's still generous enough for everyday living.

By rethinking the layout rather than simply refurbishing it, we unlocked value that wasn't obvious when we first walked through the door.

For us, that's what good development is all about. It's not just making a property look better - it's knowing how to make every square foot work harder.

More than a refurb - a strategic transformation built for long-term value.

This project started as a large detached property with additional land to the side, requiring significant reconfiguration to unlock its potential as a high-quality HMO.

The strategy was to deliver a six-bedroom en-suite HMO while also creating future development flexibility through a title split and the creation of a separate operational yard.

The refurbishment included:
✔️ Six en-suite bedrooms with optimised layouts and sound reduction measures
✔️ Removal of chimney breasts using gallows brackets to maximise usable space
✔️ Structural steel installations where required, including around the stairwell and rear of the property
✔️ Loft conversion creating additional space alongside a dedicated plant and IT area
✔️ New shared kitchen installation
✔️ Full rewire and replumb to HMO standards
✔️ Installation of an LD1 fire system with compliant cabling throughout
✔️ External wall insulation to improve thermal efficiency and reduce running costs
✔️ Land split onto a separate title, retaining the main building while creating additional operational flexibility

The completed project combined construction expertise, compliance, and operational efficiency - delivering a high-quality HMO while preserving future development opportunities.

What investors ask vs. what we ask...

We often see a clear difference in approach when it comes to property investing.

Investors tend to ask:
Is it cheap?
What rent will it achieve?
What’s the yield?

We tend to ask:
What’s the exit strategy?
Where’s the risk?
What can go wrong?
How do we add real value?
What's the return on cash invested?

Same market - but very different ways of looking at it.

That difference is usually what separates average results from strong, repeatable returns.

Spent more time in Excel than on site this week.

Putting together a detailed schedule of costs for an upcoming refurbishment isn't the most glamorous part of the job, but it's one of the most important.

Every figure has to make sense. Every assumption has to be justified. And when the client comes from a quantity surveying background, you know every line is going to be questioned.

To be honest, I quite like that.

A good budget should stand up to scrutiny before a single tool comes out of the van.
