1. Properties exist in competition, not isolation.
2. There are other 'great' homes available
3. Think the 3 P's - Property - Position - Price
4. Buyers opinion - more important than yours & mine

Valuation or Appraisal? 🤔

OK, I know this might be looked at as splitting hairs but I do feel there is a big difference and the approach that agents take. Plucking a figure out of thin air against demonstrating how the figure was arrived at, should be more important than it is, as it will ultimately decide on the journey of that vendors sale. Worth, for me is basically measured by the buyer, of course the vendor can disagree and hold out if they wish, but if you look at identical new builds where they sell at different prices, thats a buyer saying what it's worth (Value) is to them OR where outside influences have affected the price (Appraisal).

I always feel added responsibility when looking after first time buyers, buying your first home is so important and I want it to be the best experience (as it should be) and not the stress fest as so many people believe it to be. These buyers were so cool I'm really going to miss working with them.. But to be honest it doesn't feel like work, it's just like helping your friends.

With such a great Victorian home, kept so well by the tenant and located so close to South Croydon it was no surprise that we got the asking price, from a great first time buyer couple. got this to exchange in literally 3 weeks and once the surveys were done and tenant moved to her new property we exchanged.

Selling and Moving doesn't need to be stressful, build the foundations at the start, have great people on board and keep the communication flowing.

Heathhurst Road - Sanderstead - CR2 🚀

This apartment had been on with a high street agent since January this year with 1 low offer. I was recommended to the owners (thank you) and felt that we could create more demand by improving the marketing, really focussing on the fundamentals and a small tweak on the price. A week after going live, we have agreed it to a lovely buyer after 10 viewings and 2 offers and at an offer significantly higher than the one they previously had from the high street agent.

The message is simple, before you're told to change your price... Consider changing your agent.
