Quick reality check for Dagenham landlords, three months into the biggest rental law change in decades.
Since 1 May 2026:
- All assured tenancies are now periodic. Fixed-term ASTs do not exist any more.
- Section 21 no-fault eviction is gone. Possession needs valid Section 8 grounds, and notice periods are generally longer.
- Landlords with existing tenancies had until 31 May 2026 to give tenants the government Information Sheet. Missing it carries a civil penalty of up to 7,000 pounds.
And it is not finished. The PRS Database is expected to begin rolling out from late 2026, which will mean registering yourself, your properties and your compliance documents. If your Gas Safety certificate, EICR and EPC are sitting in a drawer somewhere, now is the time to find them.
If that list made you uneasy, that is fair enough. Most self-managing landlords did not sign up to become compliance officers.
