Not every property sells after one open house, and that’s absolutely normal.

Every home is different, every buyer is different, and every situation is different.

The important thing is having a strategy, adapting when needed, and staying proactive until the right buyer comes along.

A few phone calls to another estate agent and conversations with my clients enabled me to think outside the box to get this property under offer.

Knowing my clients wants and needs really helped me with this one, constant communication and conversations around how we could get this beautiful home sold really paid off!

🏡 What’s the difference between Exchange and Completion?

I get asked this all the time, so here’s the simple version…

🖊️ Exchange of Contracts = the deal is locked in.

This is the point where both you and the seller are legally committed. Your deposit is paid, your completion date is agreed, and if either side pulls out after this, there can be serious financial consequences.

Think of it as the point where everyone says, “Right, we’re definitely doing this!”

🎉 Completion = moving day!

This is the exciting bit.

The money is transferred, the keys are released, and the house officially becomes yours. Time to pop the kettle on… or the champagne! 🏡🥂

💡 My top tips:

✨ Don’t book your removals or hand in notice on a rental property until you’ve exchanged contracts (a few of you have heard me say this!) dates can still change before then.

✨ Make sure your buildings insurance starts from exchange, not completion. You’re responsible for the property from that point.

✨ Try to keep a little flexibility around your completion date. Delays can happen, and having a backup plan makes things much less stressful (everything doesn’t happen at 9am on the day, so please don’t expect me to hand the keys over then 😊).

Buying a home can feel like a rollercoaster, but understanding the process makes it so much easier.

I think words will always be my favourite gift. 🩵

Flowers fade and chocolates disappear, but messages like these stay with you.

Reading that I was someone’s “calm presence through a chaotic process” or that I gave them the “final push they needed” genuinely means more than I can put into words.

Selling a home is emotional. It’s exciting, stressful, overwhelming and full of uncertainty. My job isn’t just to get the best price or negotiate the best deal, it’s to be there, answer the phone, keep people updated and make sure nobody feels like they’re going through it alone.

I don’t have a script or a sales persona. I’m just me. Honest, transparent, approachable and probably sending far too many updates! 😂

When clients take the time to write messages like this, it reminds me exactly why I started doing things differently.

And if I’m honest… it just makes me even more excited to help the next family move.

Thank you to every buyer and seller who trusts me with such a huge chapter of their lives. It never stops meaning the world. 🩵
