Woodworm and Damp - not to be ignored 🪵🪱💦
We have experienced both rising damp and penetrative damp in our projects and thankfully resolved these issues very quickly, to prevent long term damage 🔎👷🏻‍♂️⚒️
Penetrative damp is often associated with rain pe*******on 🌧️ Once rain is allowed to contact the roof timber; dry rot and wood worm can result in a collapsed roof in a very short period of time!
Rising damp (often deemed a myth) occurs when water from the ground travels up through the walls of a property. For us it occured in an older style cottage flat where there was no evidence of damp proof coursing ever being in place🤦🏻‍♀️ we factored this into our costs and it all worked out in the end 💁
If in doubt, pay the specialists and don't cut corners or you could have a much bigger issue on your hands down the line 🏚️😨

Carpet is a magnet for moisture and its by-products. Over time, not only will it lead to mould 💩😷 and health implications 🗣️🫁, it could rot the subfloor underneath!

Richard Brown wrote an excellent article in YPN this month. He gave great insight into what's happening in the market and placed emphasis on the following opportunities:
- Buy at a discount
- Respond to lockdown trends (garden/nearby outdoor space)
- Expect new funding sources to emerge!
- New or alternative commercial models will rise (assisted sales)

ℹ️Property Market Updatesℹ️

- According to the Guardian, in May we experienced the biggest drop in House prices since Feb 2009.

- Transactions in April 2020 were down 53% compared with April 2019 and;

- 12% of people are holding off another 6 months before buying.

- In a separate article they also report that Bank interest rates are at an all time low, they have even suggested that negative interest rates may happen in the future on your saving accounts!!

- However, the Negotiator reports that rental demand is up 22%, meaning there is a huge demand for rental properties.

- Anecdotal evidence from the reopening of the English Property Market suggest it has re-started strongly, stalled deals are now proceeding and deals are being agreed!

- The Insider reports that Banks are in a good position to lend given their high capital ratios.

At JN Property we have been extremely busy over the last few months!

- Dealing with trades to resolve refurbishment issues👷🏻‍♂️⚒️
- Getting the best possible mortgage deal by going through our broker and managing our credit scores 💳💲....
- Arranging for surveyors to get access to property to value it at the price we anticipate 📋👨‍💼
- Dealing with our property management company to make sure everything was happening as we expected it 🤔
- Working with our solicitor 👨‍⚖️ to make sure that everything goes through smoothly...
- And most importantly paying our investor back all of their money 💷 plus their interest 💸 on the exact day we agreed with them over 8 months ago!

There are a lot of plates you need to spin in property to make sure everything goes smoothly and there are a million things that can go wrong 🤪...

For example:

× Trades taking a month and a half to do a job that was supposed to take 4 days! 😡
× Tenants having issues that prevents you gaining access to have the property valued!
× People going off sick 🤢 for a week when you have a 4 week timeline to get a mortgage through to pay someone their money back!

We had to deal with all of these, and more in the last few months alone and we were still able to hit every milestone along the way 💪💥💥
