Property Secured in the Isle of Skye recently.

Another quick turnaround for a happy client coming from the USA.

- Client reached out on 26th of Feb for an initial look at what we offer. Criteria was set and explored.
- Contract signed March 5th.
- Search commenced March 10th.
- Property secured March 14th.

Sounds easy but there is a lot of work that goes in between these dates. Easily drove over 1000 miles to viewings all up and down the West Coast of Scotland while handling new potentials coming to market during the week. Maintaining high levels of research on properties in the evening. Maintaining high levels of customer service throughout the process. Juggling viewing logistics with long drives to each one is probably the hardest part and something I am admittedly not a natural at. My pet hate is being late to a viewing as need to be taken seriously and build as much rapport with agents as possible so was super stressful.

I fully dedicate myself to a specific market/criteria and my client reaps the rewards for these efforts by getting their dream home QUICK. 3 more searches on the go now so it’s going to be a busy Spring.

The Dream - leaving the hustle and bustle of city life down South for a rural property in the Highlands, no neighbours, character, surrounding trees, mature garden, land to grow vegetables etc.

Viewings for a buyer who lives far away. A combination of different styled new builds and a 4 year old “new build”. Something thats started to dawn on me is that the new build market seems to be hurting the 2nd hand new build market. Many new builds come with bonuses like they will pay your LBTT (land & buildings transaction tax) which is 10’s of thousands of ££’s in savings whereas if you buy a new build that is a year or two old from a seller your going to have to pay the LBTT on top. I haven’t been through enough data to know for sure but a drive around a few estates and looking online at how long listings are on the market for seems to suggest this. I’d say it makes sense too. Bit of a shame really for sellers. Feels like 2nd hand new builds are a buyers market on higher priced stock. LBTT on a £600k house is £33.35k…add on ADS (2nd home tax) and your at £69.35k 🤮

Offer accepted for a client this morning. On a charming rural 1850s cottage with a sheltered mature garden rich with hidden sheds, ponds, trees, fruit and a whole set up for growing your own food. Just what the client wanted! After looking through 100s of properties I found “The One” that ticked all the boxes and some that they didn’t know existed. Had to move fast on this as we had competition who had the jump on us time wise, but moving fast with strength and knowledge is what we do best. Making dreams a reality!

Successful purchase for a First Time Buyer in West Lothian. This was honestly such a smooth and quick transaction. Due to having a good team built around the buyer who communicate, move at pace and do not delay! Carpet fitter was in this morning to do the carpets before furniture arrives. Super happy for the Buyer and wish them all the best. From our first consultation on July 26th to getting the keys on Sep 27th that’s not a bad turn around at all!

Stroll around with my little girl and came across some interesting (mostly not so good like the one in the pic) properties. I’ve been teaching her slowly, making it fun. She’s getting very bold which I respect but did have to reign her in a little from peeking in peoples windows. Anyway, our walk led to a viewing the next morning which then led to a much larger opportunity from a chance encounter on the street. You literally never know whats round the corner. Just got to keep knocking doors, having conversations and leverage your knowledge and experience

Recent completion for an investor client. A solid 3 bed in a high rental demand area with really strong and recent comparable properties to back the end valuation and de-risk the whole deal. Refurb needed on this one but no major issues in the property. Perfect buy refurbish rent refinance otherwise known as a Brrr. 10’s of thousands of £’s worth of free equity once the process is completed.
