The latest ESPC House Price Report (covering March–May 2026) is out, and the local property market is showing plenty of resilience heading into the summer.

Here are the key takeaways you need to know:

- Prices are holding steady: The average selling price across Edinburgh, the Lothians, Fife, and the Borders rose by 1.6% year-on-year to £287,249.
- Homes are moving fast: The median time to sell dropped to just 25 days, two days quicker than this time last year.
- Strong valuations: On average, properties are still achieving a healthy 101.7% of their Home Report valuation.
- Tighter supply: New property listings are down 4.5%, meaning there is plenty of competition out there for well-presented homes.

The local view: While Edinburgh flats remain the backbone of urban activity, West Fife & Kinross saw a sharp 9.9% jump in average selling prices, and East Lothian family homes continue to see strong demand.

What does this mean for you? It's a balanced, sensible market. Buyers are being a bit more selective, but because supply is slightly lower, accurate pricing is absolutely everything right now.
