It is that time again… BNI time ☕️

A lot of sellers think buyers only care about location, square footage and price.

And of course those things matter.

But emotion plays a huge part in whether someone books a viewing, and whether they make an offer.

Logic makes people consider a property.

Emotion is what makes them want it.

The small things matter more than people realise:

• Lighting
• Smell
• Clutter
• First impressions
• How spacious a room feels
• A calm and welcoming feeling
• Noise and atmosphere
• Space for buyers to imagine their own life there

A well-presented home helps buyers emotionally connect with the space.

Buyers decide very quickly how they feel inside a property.

That is why I spend time helping clients prepare before we launch.

Sometimes simple changes can make a huge difference to the level of interest a property receives.

In this market, buyers are still paying strong prices for homes that feel well looked after, well presented and realistically priced.

Presentation is not about perfection.

It is about helping buyers emotionally connect with a home.

1 thing I hear all the time when I sit down with sellers:

“We do not even know where to start.”

And honestly?

That is completely understandable.

Selling a home is emotional.

For some people it is exciting. For others it comes after bereavement, separation, downsizing, or a major life change.

Most people have not sold many houses before : so of course it feels overwhelming at first.

My job is not just to put a property online.

It is to guide people through the entire process step by step, calmly and clearly.

From helping prepare the property…
To handling viewings…
To keeping communication flowing right through to completion.

People need support just as much as strategy.

And that human side of the job matters to me just as much as the sale itself.

One of the biggest misconceptions in estate agency?

People think the job is done once a property goes under offer.

In reality… that is often when the real work starts.

Last week alone I have been:
• Following up with solicitors
• Speaking with mortgage brokers
• Arranging access for surveyors
• Keeping buyers reassured
• Updating sellers when anxiety starts creeping in

Because communication is usually the difference between a smooth sale and a collapsed one.

People do not just need someone to list their home.

They need someone who stays involved right through to the finish line.

A sale can look fine on paper… but without proactive communication behind the scenes, things can unravel very quickly.

That hands-on support is something I take very seriously.

Some Mondays I feel motivated.

Some Mondays I feel tired.
Overwhelmed.
Behind.
Questioning things.

And I think more people feel like that than they admit.

Social media can make it look like everyone has everything together all the time.

But real life does not work like that.

Sometimes you keep going because people are relying on you.
Because you care.
Because giving up is not really an option.

And sometimes that is enough.

So if this week already feels a bit heavy, you are probably not the only one.

Just focus on the next step, not the whole staircase.
