🏢 What can Scottish landlords learn from the post-Grenfell focus on property safety?

Following the Grenfell Tower tragedy, there has been a greater emphasis across the UK on accountability, building safety and maintaining accurate property records.

While Scotland has its own housing legislation, landlords and letting agents are still expected to demonstrate compliance with requirements such as the Repairing Standard, smoke and heat alarm regulations, EICRs, gas safety checks and property maintenance obligations.

Maintaining detailed inspection reports, inventories and property condition records provides a clear audit trail and helps evidence responsible property management.

At VeriSmart, our professional inventory services, mid-term inspections, check-in and check-out reports help Scottish landlords and agents protect their investments, support compliance and reduce disputes.

📋 Good records aren't just best practice, they're essential risk management.

Be Smart. Use VeriSmart.

⚠️ Housing Standards Update for Scotland ⚠️

While much of the housing sector is focused on the proposed HHSRS reforms in England, it's important to remember that these changes do not currently apply to Scotland.

Scottish landlords, letting agents, housing providers and property inspectors should continue to work in accordance with existing Scottish housing legislation, including the Repairing Standard and other relevant property compliance requirements.

However, the discussions taking place south of the border highlight an increasing focus across the UK on property condition, damp and mould prevention, ventilation, tenant safety and housing quality.

At VeriSmart, we continue to support clients throughout Scotland with professional property inspections, inventory reporting and compliance-focused property assessments.

As housing standards continue to evolve across the UK, we will keep property professionals informed of any developments that may affect the Scottish private rented sector.

⚠️ Did you know…

…that in Scotland, failing to properly install (not just provide) a carbon monoxide alarm can breach your legal duties as a landlord?

Under Scottish property law, landlords must comply with the Housing (Scotland) Act 2006 and the Tolerable Standard, which require every home to meet basic safety standards, including adequate provision for detecting carbon monoxide where there is a risk.

In addition, the Smoke and Carbon Monoxide Alarm (Scotland) Regulations 2022 set clear requirements: a CO alarm must be installed in any room with a fixed combustion appliance (like boilers, fires, or flues), and it must be properly fitted in accordance with guidance.

Carbon monoxide (CO) is colourless and odourless, so correct alarm installation is essential for early detection and tenant safety.

Good practice in Scotland goes beyond simply supplying an alarm — it must be correctly mounted and positioned so it functions effectively:

Installed in the same room as the fuel-burning appliance (where required)

Positioned according to manufacturer instructions (typically at ceiling height or high on a wall)

Not placed directly next to the appliance or in areas that could impair airflow (e.g. corners, behind furniture, or near vents/windows)

A loosely placed or incorrectly positioned alarm may not satisfy the legal requirement, as it could fail to detect CO in time.

For landlords, the key point is this: compliance isn’t just about having alarms present — it’s about ensuring they are properly installed and capable of protecting tenants in real-world conditions.

🏡Homes fit for habitation in Scotland isn't a suggestion – it's the law.

The Housing (Scotland) Act & Repairing Standard have raised the bar. Properties must meet mandatory habitability standards — not just look presentable at the start of a tenancy.

Private residential tenancies carry real obligations. Landlords and letting agents are legally responsible for ensuring compliance throughout the let — not just at check-in.

Don't wait for a tenant complaint or an enforcement notice. A proactive inspection now is far less costly than a referral to the First-tier Tribunal (Housing and Property Chamber).

VeriSmart East Scotland provides independent property and compliance inspections – so you know your property meets the Repairing Standard before anyone else flags it.

✅ Damp and mould

✅ Structural integrity and safety

✅ Electrical and gas safety

We don’t just record rooms – we verify compliance.

A standard inventory captures appearances. VeriSmart goes further, confirming each space is safe, habitable and legally compliant.

Under the Renters’ Rights Act, safety matters more than aesthetics.

The Question Scottish Landlords Ask… and the Question They Should Ask

“Does this inventory protect my deposit?”

The better question in 2026 is:
“Does this protect me from enforcement action under Scottish housing and fire safety law?”

VeriSmart inventories are built for scrutiny under the Private Housing (Tenancies) (Scotland) Act 2016, decisions at the First-tier Tribunal for Scotland (Housing and Property Chamber), and local authority inspections enforcing the Repairing Standard under the Housing (Scotland) Act 2006 and fire safety duties under the Fire (Scotland) Act 2005 — not just end-of-tenancy disputes.
