The issue in this property was a huge palm tree above the roof line and I was worried about damage.

We arranged for a team of skilled workmen who turned the beast into a rustic table and stools, ready for a quiet drink or snack in a private part of the garden.

We are extra pleased as it utilised the stump and trunk.

As many of you know, running your own property business, or indeed any business can be frustrating and hard work so it’s important to take time out to appreciate the things in life that make us smile.
Was on a brisk, cold walk early this morning and couldn’t resist smiling at the sunrise over Goatee beach and the Southampton waters.
I trust you can see the beauty here.

Update on the British Gas saga regarding one of the rental properties!

Still haven’t received the bill from the Gas engineer who attended a tenanted property at gone 8 pm Friday evening.
( The job was booked in for between 9am and 1pm )

The company ERG have my card details so can charge at any time.

The booking form states £ 125 plus vat per hour, but they did telephone me to say that I had been mis quoted and it was in fact £ 165 plus vat per hour.

Had to use a company called ERG as when I telephoned British Gas, despite paying for Lanlords cover, they couldn’t attend until 7 days of my tenants having no hot water and heating.

They said it was because they were short of engineers as they were busy because it was Winter.

Their solution was for me to find a gas registered engineer and pay the bill and upon their approval they would refund that within 14 days.

Would like to say all this is a joke……..but sadly it’s true😳

Now here’s an interesting choice of action…….

Previous posts have detailed my issues with British Gas and a boiler problem at one of my rentals.

Engineer finally arrives at 8 pm on Friday evening!
As requested the tenants call me and I talk to the engineer and remind him to allow the tenants to photograph his identity card. He agrees.

After he left, the three young women message me to say he told them his ID would be on the invoice.

They also say he was weirdly flirtatious and made them feel uncomfortable.

I have since spoken to my tenants and they are all ok and nothing actually happened specifically but obviously how they felt is still valid.

What would be your next course of action?

Update on the utilities in rental properties issue!

The fun never stops with British Gas.

I have landlords cover so when tenants called to report no hot water I got straight onto British Gas, with confidence and trust that it would be sorted……….

Sorry, we can’t get an engineer to you until 1 st December….😳

Well, as you say that’s not acceptable then if you get an engineer from the Gas Register and pay them we will reimburse you within 14 days.

Gas engineer booked in and quoted at £125 + vat per hour.😳

Phone call this morning……sorry we mis quoted the hourly rate……..

it’s really £165 + vat…………🤯

UTILITIES IN RENTED PROPERTIES 😳

You have to see this 🔝

Over one and a half hours on the phone to British Gas sorting a billing issue.

Top learnings:

Always have your phone fully charged.

Keep charger nearby in case.

Place phone in the kitchen so that you can boil eggs when hunger strikes do the washing, empty the dishwasher, feed the 🐈 cat and clean out the fridge drawers😁
