Four months on the market.
Two viewings.
No offers.
Before you drop the price again, work out which of these you're actually dealing with. The fix is different for every one 👇
1. Tenants in situ
Most buyers want a home, not a business. A tenanted property cuts your buyer pool down to investors — and there are far fewer of those browsing Rightmove than you'd think.
2. The mortgage is bigger than the offers
No price reduction fixes this one. Cutting further just widens the gap.
3. Priced against the wrong comparables
Valued against three sold properties that weren't really like yours.
4. Condition
Buyers can't get a standard mortgage on it, so you're waiting for a cash buyer who never turns up.
5. Nothing is wrong with it at all
Sometimes a perfectly good property just sits, because the local market has gone quiet.
Here's the bit that matters:
3 and 5 are price problems.
1, 2 and 4 are not.
Keep treating them like price problems and you'll spend another six months finding that out.
If you're stuck in 1, 2 or 4 — that's the conversation I'd like to have with you.
