If you saw the before video here is the finished results!
This project was a complete overhaul ready for the rental market.
From repairing the subsiding porch, new kitchen, plastering, rendering, painting, new bathroom, carpets, cutting down a huge tree, electrics, new lawn and lots more in between.
I think we can all agree, if you saw the before video this turn around is incredible!

Here is one of our new projects!
Full redecoration, new carpets, sorting out the electrical faults, rewire the shed electrics to make them safe, bathroom rip out, new bathroom install, EICR, kitchen needs a complete overhaul, full clean, waste removal, new window handles, porch has come away from the house and will need to be made structurally safe.

🏠 UK Landlords: Are You Gas Safety Compliant? 🛡️

If you're renting out a property in the UK, gas safety isn't just a box-ticking exercise—it’s a legal lifeline for your tenants and your business.

Under the Gas Safety (Installation and Use) Regulations 1998, here are your "Must-Dos":

• Annual Gas Safety Checks: Every gas appliance and flue must be checked by a Gas Safe Registered engineer every 12 months.

• The CP12 Certificate: You must provide a copy of this Landlord Gas Safety Record to your current tenants within 28 days of the check, or to new tenants before they move in.

• Carbon Monoxide Alarms: Since October 2022, UK law requires a working CO alarm in every room used as living accommodation that contains a fixed combustion appliance (like a boiler or gas fire).
Note: Gas cookers are exempt from this specific alarm rule, but still need the annual safety check!

• Record Keeping: You need to keep copies of your gas safety records for at least two years.

💡 Pro-Tip: Use the "Mothballing" rule! You can have your gas safety check done up to 2 months before the deadline while still preserving the original expiry date. It’s the easiest way to stay ahead of the game.

⚠️ Penalties for non-compliance are steep, including unlimited fines, invalidated insurance, or even custodial sentences for serious breaches.

🔌 Landlords: Are Your Electrics Up to Standard?

As a landlord, you have a legal duty to ensure your property is electrically safe — not just for compliance, but for the safety and peace of mind of your tenants.

One of the key requirements is having a valid EICR (Electrical Installation Condition Report). This must be carried out by a qualified electrician at least every 5 years, or sooner if recommended on the report.

Your responsibilities include:
• Ensuring the electrical installation is safe throughout the tenancy
• Providing tenants with a copy of the EICR
• Supplying the EICR to new tenants before they move in
• Completing any remedial work identified in the report within the required timeframe
• Providing the EICR to your local authority if requested
