Just completed the Renters’ Rights Act 2025 CPD 💯

This legislation is a big shift for the rental market, and a lot of people still don’t fully understand what’s coming.

Here are the key takeaways every landlord, investor, and agent should know:

As of 1st May 2026

🏡 No more fixed terms
All tenancies move to periodic (rolling) agreements — no end dates, no renewals.
Tenants can give 2 months’ notice from day one.

⚖️ Section 21 abolished
Landlords can no longer rely on “no fault” evictions — possession now relies on Section 8 grounds only.

🚫 Rental discrimination banned
“No DSS”, “no children”, or restrictive wording like “professionals only” is now unlawful.
Tenants also have the right to request pets — and landlords must respond properly.

🐶 Pets now a real consideration
Requests must be assessed fairly, with valid reasons required for refusal — within strict timeframes.

🏠 Higher property standards (Decent Homes Standard)
Stronger rules around:
• Damp & mould
• Structural condition
• Thermal comfort

With fines of up to £7,000+ for non-compliance.

⚡ Awaab’s Law timelines introduced
• 14 days to investigate issues
• 7 days to begin serious repairs
• 24 hours for emergency works

💷 Renting process changes
• No rental bidding wars
• Advertised rent must be clear
• No pushing tenants into upfront rent payments

📈 Rent increases now more regulated (Section 13)
Must be market-justified, with 2 months’ notice — and tenants can challenge increases.
