Your weekly property market update for Bathwick and Widcombe.

Sales agreed outpaced new instructions this week for the first time in months, a quiet but meaningful shift. Available stock dropped back to 136 from a recent high of 143, and with only 6 new instructions coming to market, buyers are absorbing supply faster than it’s being replenished. Early signs of a tightening market.

On price, the average sold STC price hit £880,000 this week, up from £847k last week and well above the £563k we were recording in early May. Average price per square foot came in at £579, holding firm in the range we’ve seen over the past few weeks after a low of £503 back in Issue 86. The most active price band was £1m to £2m, with 2 properties selling at that level.

On the lettings side, stock nudged back up to 35 after last week’s drop to 30. New instructions settled at 17 after the big spike of 28 the previous week. Lets agreed held steady at 8. Average let price this week was £1,773pcm, with the most active price point sitting between £1,500 and £2,000pcm.

The numbers are quietly saying something worth paying attention to.

The weekly market update for Widcombe & Bathwick is back - and yes, we did open with a cheeky bit of Boney M.

Sales: 143 properties available. 9 sales agreed. Average sold price £847k. Most active at £1m-£2m.

Lettings: 28 available, 8 lets agreed. Average £1,865pcm.

Stock is steady, demand is there. If you’re thinking of moving, this is the market you’re stepping into.
