First up in our Investor Terms Explained series, The Additional Dwelling Supplement (ADS).

ADS is an extra tax charged when you purchase an additional residential property in Scotland, such as a buy-to-let, second home or holiday property.

As of December 2024, ADS is charged at 8% of the purchase price and is payable alongside your LBTT.

In most cases, you’ll pay ADS if:

✔ You already own a residential property anywhere in the world
✔ You’re buying another residential property in Scotland
✔ You’re not replacing your main residence

For investors, it’s an important cost to factor into your acquisition strategy from the outset.

There are exemptions and potential repayment opportunities available in certain circumstances, particularly when replacing your main residence, so understanding the rules before you buy is essential.

Has your tenant missed a rent payment? Here’s what not to do.

Don’t ignore the problem. Tenants understand their responsibility to pay rent and it may be a simple error to resolve with a little communication.

When you fail to check in or follow up, arrears accumulate quickly when you there’s no process.

So, when rent is late:

Flag it immediately
Make contact early and establish the cause
Keep all communication documented
Agree a formal payment plan where appropriate
Follow the correct legal process if the issue escalates

4. What are the specific parking arrangements? Is there an allocated bay, secure underground parking, or do you require a local council permit?

5. What is the broadband infrastructure? Is the property equipped for what you need? This will be more important for those with a hybrid or remote role.

6. Who handles maintenance emergencies out-of-hours?

7. What is the policy regarding decoration or minor alterations?

8. Is the property fully compliant with 2026 safety standards? (Are Legionella risk assessments, EICR electrical certificates, and gas safety checks fully up to date?)

Here’s some insight for Edinburgh landlords and investors ⬇️

Things are going as predicted: resilient and competitive (with the right approach).

Tenant demand continues to hold, supported by high rental costs vs buying affordability and the consistent inflow of professionals and students. For investors, this means voids remain low in the right locations – smaller, well-located properties continue to perform the best.

But pricing has tightened. With many properties now trading at around 101% of Home Report value, the margin for error has effectively disappeared. In today’s market, overpaying is a risk best avoided, it’s the difference between a strong investment and a stalled one.

Renovation costs are also reshaping how things are done. The market is shifting toward turnkey assets, while heavier refurbishments now require more due diligence than ever and a clearly evidenced end value. Light-touch upgrades still add value, but large projects need an extra level of consideration.

On the transaction side, we’re seeing longer timelines and more property chains. That’s increasing complexity, but also reducing competition in certain segments, creating opportunity for those who can move decisively and underwrite properly.
