Happy Friday! ☀️

Started the day the right way with an early gym session, then a quick site visit to our basement flat refurb in Cheltenham. It’s always exciting to see a project coming to life 🔨

Next up is The One Women’s Networking in Cheltenham. There’s nothing like a room full of driven, supportive women to set you up for the weekend❤️

This afternoon it’s mum mode 🎉 I’m shopping and prepping for one of the children’s birthdays this weekend.

Balancing business and family isn’t always easy, but days like this remind me why I do what I do.

I hope everyone has had a great week working towards their goals, whether that was big wins or small steps forward.

Every bit of progress counts!

Nobody films this bit. 🏡📐

The drawings spread across the table. The spreadsheet open. The tape measure out on site.

It’s not the glamorous side of property, but it’s where the money is actually made! ✔️

Before I commit to any deal, here’s what I’m checking:

1️⃣ Purchase price vs true value: real sold comparables, not asking prices

2️⃣ Refurb costs line by line, plus a contingency (because there’s always something)

3️⃣ The plans and drawings: what’s possible, and what needs consent

4️⃣ The survey: structure, roof, damp, electrics and plumbing

5️⃣ The exit: rent, refinance value, and whether it still stacks if rates rise

You make your money when you buy. Get the numbers wrong at the start and no amount of hard work fixes it later!

That’s exactly why this is one of my favourite parts of coaching. Sitting down with my clients and stress-testing a deal until they know exactly what they’re buying, and why ❤️

Happy Wednesday! We’re halfway there 🙌

Today I’m heading to Tewkesbury for client briefings at two hotels, then back to everything else on my list.

Busy, but it’s the kind of busy that builds something 🙌🏻

Here’s what I keep coming back to: you don’t need a huge leap every day. Just 1% better. Stack enough of those days together and the results take care of themselves. That’s exactly how I’ve built my property business!

The best advice I can give new property investors? Stop looking for a one-size-fits-all formula. 🏡

Every property deal is different. The same house can be a brilliant investment on one street and a costly mistake two roads over. What worked for someone else a few years ago won’t necessarily work for you today.

It’s not just about the bricks and mortar either. Interest rates, inflation, local employment, government policy and rental demand in the area can all affect your returns, long after you’ve picked up the keys.

That’s why successful investing comes down to knowledge, time and the right investor mindset, not shortcuts or hacks!

Week one and two on site and the bungalow is already unrecognisable. 🏗️

In just one week, my build team has:
✅ Stripped out the property
✅ Knocked through the kitchen
✅ Formed the wet room
✅ Completed first fix M&E

Next up: plasterboard, then it all goes back together, ready for decoration.

I’m always impressed by what this team can achieve so quickly, and to such a high standard. That’s what makes the difference between a project that drags on and one that’s ready to lease on time!

Property investment can be a genuinely rewarding route to passive income, but it takes knowledge, time and the right investor mindset. The build stage is where a lot of that knowledge pays off. 🔑

Sunday reset mode. 🛏️✨

Beds made, uniforms ironed, washing on, food shop done, meals prepped.

It’s not the glamorous side of running a business, but it’s what makes my week work!

With property projects and building contracts on the go, I’ve learned that an organised Sunday means a focused Monday. Busy, but I wouldn’t have it any other way. 💛

Wardrobe is officially back to black! 🖤

Kids are back at school, the routine is back, and September always feels like a mini new year to me. There are still plenty of months before the Christmas break, which makes this one of the best windows to set goals and actually move them forward.

Kitchen design signed off ✅

Howdens base units with accessible features built in: height-adjustable oven, sink and hob, so the kitchen works for a range of mobility needs.

Installation starts next week. Looking forward to sharing the finished result!
