Grangewood Avenue, Woodside, now sold STC💙

Another beautiful home and another reminder that the right marketing, the right strategy, and a proper level of care can sell any home.

This one was a properly transformed chalet bungalow, extended, loft-converted, landscaped garden, an outbuilding with a bar and it deserved buyers who understood exactly what they were looking at. Thankfully, they did.😍

But to Charlie, you’re just Dad. And honestly? That’s where it means the most🥹

The way you make time for him no matter how busy a day’s been. The way he lights up the second you do something he wants to do. The little moments most people never see, the going out on the scooter, the school runs, the silly voices, the football in the garden.

He’s the luckiest little boy in the world to have you. And I’m the luckiest to get to watch you be his dad.

Save this for the next time you sit down with an estate agent📌

Most sellers walk into a valuation appointment and ask about fees. That’s the wrong question to start with.

Here are the five questions every seller should be asking before they instruct anyone:

1. How did you arrive at this valuation? (Show me the comparables, not gut feel.)
2. What’s your strategy if we don’t get this price in the first 2 weeks?
3. Who actually handles my sale day-to-day? (Not ‘the team.’ A name.)
4. What’s your average days on market vs the area average?
5. What happens after the offer is accepted? (This is where 80% of agents disappear.)

If any answer feels vague, that’s your signal.

A good agent welcomes these questions. A poor one resents them. There’s no in-between.

Henry, 18, was in his first year at Southampton University studying Accountancy and Finance. A passionate footballer and much-loved son, brother, friend and teammate, Henry tragically lost his life in December after a night out with university friends celebrating the end of their first semester.

During the family’s darkest days, the charity 2Wish provided vital support and guidance following the sudden loss of their son. In gratitude for the compassion they received, Henry’s family wanted to organise this event to raise funds so the charity can continue helping other families facing unimaginable loss.
