And I think that's probably what makes Brookside Cottage so special.

Because if you're simply searching Rightmove for a three-bedroom house, there are plenty to choose from.

But if you're looking for somewhere that feels completely tucked away... surrounded by woodland, with a brook running alongside your garden, a huge driveway, a large detached garage and Marple Bridge just down the road...

🌿 Two years… and what a two years we’ve had!

It’s quite hard to believe that two years ago, Kate and I decided to take a bit of a leap and do estate agency our own way.

Looking back at Year Two, there are a few numbers we’re incredibly proud of.

68 families trusted us with the sale of their home.

We handed over the keys to 65 homes.

Our average sale price was ÂŁ507,000.

And, on average, we achieved 100.4% of asking price for our clients.

But probably our favourite number of all…

130 happy movers.

130 people we’ve got to know, shared WhatsApp messages with, had the ups and downs with, celebrated offers with and eventually got to say “congratulations” to.

We genuinely don’t take any of it for granted.

Every recommendation, every share of one of our posts, every person who mentions our name to a friend, and especially every family who trusts us with their home means a huge amount to both of us.

We’re still a small family business. It’s still Kate and me, along with the wider teams at TAUK, working with local families and trying to give people the sort of service we’d want if we were moving ourselves.

So, from our family to all the families who’ve supported us, trusted us and been part of the last two years… thank you 💙

🍂 Agent Open Event | Mellor Hall 🍂

On Monday this week, Kate and I hosted an agent open event at Mellor Hall.

The whole idea behind these events is pretty simple… to get even more eyes on the homes we’re marketing.

And I’m sure you’ll agree, Mellor Hall is a rather special one.

Whilst the uptake from the local market has been really strong, with a home like this, it makes sense to cast the net as wide as we possibly can.

So, we invited some of our partner agents along to see the home for themselves.

Not only can they now share Mellor Hall across their own social networks and audiences, but more importantly, they’ve actually seen it “in the flesh”.

If, next week, next month or further down the line, they come across a client looking for something a little bit special or quite particular… Mellor Hall is now a home they know.

We’re very much not a “stick it on Rightmove and hope” kind of agent.

For Kate and I, it’s about doing whatever we can to make sure the homes we represent get the exposure they deserve.

A massive thank you to all the agents who took time out of their day to come and see this glorious home. We both really appreciate it.

Not only did we go from valuation to completion within a 3-month window, the sale itself took just over 4 weeks.

We aren’t blowing our own trumpets here (maybe a little), but we had a motivated buyer, a motivated seller, two conveyancing solicitors who were switched on, and another decent agent in the chain below (Dan Brownhill).

The buyer fell in love with the home the second she stepped through the stable door… just shows what can be done!

Right person, right home!
