It’s funny how we’re led to believe that saving money is a good idea, yet the people spreading that nonsense are aggressively buying as much property and land as they can ⁣

Leaving money in a bank is absolutely pointless, mainly due to inflation, and foolish due to there being plenty of better opportunities to generate wealth with what capital you do have ⁣

Of course property is just one of many investments⁣

What I love about property is it’s proven track record and somewhat predictability; usually house prices double every 10 years with some dips and corrections along the way ⁣

So why would you leave money in a bank when you could invest in property? Usually because of not knowing how⁣

You could always invest into a project of someone who does know what they’re doing either as a joint venture partner or for a fixed ROI⁣

🧱 Losing Control Over Your BRRR Project? One of the biggest risks in this strategy is the refurb⁣

We hear of refurbs running over on budget and time quite a lot, this often stems from mis-aligned expectations, and poor project management⁣

So how do we go about mitigating the risk?⁣

Having a build team you can trust is key, but even then you should consider the following:⁣

✅ Estimate and specify the works yourself so you maintain control and demonstrate competency to your team⁣

✅ Clearly set out your vision so that everybody is onboard⁣

✅ Make use of trade/contract pricing to get discount on key supply items, just make sure you and the builder are in agreement over which items and materials are being ordered ⁣

✅ Formalise everything into a JCT contract with LADs based on the builder's proposed program of works⁣

Implement these tips and you'll find your refurbs are better quality, and delivered on time and to budget ⁣
