Last chapter, HSBC had finally given us a route forward on Grange Lane.
🌱 Treatment plan.
🛡️ Insurance-backed guarantee.
📑 The correct paperwork.
There was just one problem…
💷 It was going to cost my sellers nearly £6,000.
And remember, they weren’t just selling Grange Lane.
🔗 They were buying Ardsley Manor.
So before committing that sort of money, they made a very sensible decision…
👉🏼 Let’s make sure we’re happy with the house we’re buying first.
Ardsley Manor is over 400 years old, so naturally, they had a survey.
Overall, it was positive, but it raised concerns around the pointing and potential woodworm.
Rather than panic or start throwing numbers around…
🤝🏼 Let’s establish the facts.
I arranged for a damp and timber specialist to visit, assess everything properly and establish what actually needed doing.
The buyers knew what they were taking on.
The sellers knew what was being raised.
💷 A renegotiation followed.
🤝🏼 We worked through it and found a position both sides were comfortable with.
Most importantly…
❤️ They still wanted Ardsley Manor.
Mortgage offered.
Survey dealt with.
Due diligence done.
Now came the big decision back at Grange Lane…

Finally…
🏡 Square Fold had its buyer.
🏡 Ardsley Manor had its buyer.
🏡 Grange Lane had its buyer.
The survey was sorted.
The knotweed had a professional treatment plan.
The mortgage was offered.
😅 Surely we’d dealt with enough by now?
Apparently not.
Because next…
