1. Location - what is the area like? Is it in a good school catchment area? Does it work for you to travel to work?
2. Size - does it have enough bedrooms? Kitchen a good size? Potential to extend the property in the future?
3. Budget - what is the average price in the area for the size of property you are looking for? Does it fit your budget?
4. Features - is there parking? Plenty of storage? Local amenities?
5. Refurbishment costs - what costs will be spend on the house? Windows? New kitchen? Alarm / CCTV? New boiler? Heating?

Are you selling your home?
Here are your 5 tips to maximise the value of your property:
1. TIDY UP - we visit many homes to give a valuation and honestly first impressions count especially when we need to take photography to help you sell your property. Make the bed, clear your floors, dust a bit and go around the home with your vacuum. It makes a huge difference.
2. DE-CLUTTER - having your personal belongings on show makes your home feel homely which is perfect but having too much can be quite distracting to the potential buyer.
3. LICK OF PAINT - If you have bad walls or have dark colours in some rooms, give it a coat of paint. Brightening up your rooms can make the home feel larger and inviting.
4. LIGHT IT UP - when you have the potential buyers viewing your property, turn on the lights, light some candles and let the home feel warm.
5. RUBBISH - throw it out. Nothing is worse than having viewers walking around and there is a smell coming from your kitchen or bathroom bin.
