๐ŸŒžPlanning a Picnic? These Three Ideas Will Guarantee Itโ€™s a Hit

July is National Picnic Month, so why not get out there for a picnic or three? Here are some ideas to make your picnics extra special this summer.

๐ŸŒž Think outside the (lunch) box

While thereโ€™s nothing wrong with a park or a beach, an unusual location will make your picnic extra special and more memorable.

How about walking to the top of the highest hill you can manage for your picnic? Or hiring a rowing boat on a lake, or picnicking on an open-top bus or vintage steam train? (Check in advance that itโ€™s allowed.)

Other ideas are an evening or breakfast picnic (just the thing for true romantics). Watch the sun set (or rise) as you enjoy a selection of delicious food.

๐ŸŒž Have a theme

Instead of serving traditional picnic fare such as sandwiches, consider a food theme to make the experience unique.

You could try a Mediterranean, Greek or Turkish theme. Other ideas include a Keshta Arabian-style picnic, an Asian bento box or a Scandinavian midsummer mini-feast. (Look online for food and recipe ideas.)

Donโ€™t forget to choose drinks that will fit in with your theme, too.

If your picnic is for small children, how about holding a teddy bearโ€™s picnic, a good old-fashioned dollโ€™s tea party, or a princesses or superheroes-themed event?

To make your picnic extra special fun โ€“ and turn it into a long, lazy summer afternoon party โ€“ organise some entertainment for before or after you eat.

Choose some entertainment that fits the ages and interests of your guests. (And also, something thatโ€™s easy to carry and set up at your picnic site.)

A 1970s-style swing ball set is a great picnic favourite. Other entertainment ideas include a quiz, I-Spy, a scavenger hunt, hide-and-seek, limbo dancing, a tug of war, French pรฉtanque or traditional quoits.

You could even try karaoke (there are several phone apps that mean you can take karaoke anywhere), although be considerate of those around you.

They taste great on their own and can also be the star ingredient in many different desserts.
If youโ€™re entertaining over the next few months, try one of these fruity summertime creations.

๐ŸŒžHome-made ice cream
You donโ€™t need a fancy gadget or bulging biceps to make delectable ice cream at home.
Google โ€˜no churn ice creamโ€™ and youโ€™ll find hundreds of recipes that donโ€™t require an ice cream maker or hours of churning by hand.
The secret to no churn ice cream is to get the base right.
It should include whipped double cream and condensed milk (hey, no one said it was low calorie).
You can then add fruity flavourings of your choice.
Why not try traditional raspberry ripple ice cream? Simply make a raspberry coulis and then add it to the base.
Or, if youโ€™re a fan of beach cocktails, Nigellaโ€™s no churn pina colada ice cream will put a smile on your face.

The Aussies have summertime entertaining down to a fine art.
And no barbecue down under is complete without a pav for pudding.
The mix of meringue, cream and seasonal fruit (to cut through the rich sweetness) is a national favourite.
Pavlova purists believe the only fair dinkum topping is fresh passionfruit.
Although many people also add blueberries, strawberries and raspberries for colour and variety.

Frozen yoghurt iced lollies are the ideal summer treat for kids โ€“ and the health conscious.
For a refreshing pudding or afternoon treat, blend seasonal fruit with Greek vanilla yoghurt, pour the mix into iced lolly moulds and freeze.
If you want your iced lollies to be Instagram-worthy, as well as delicious, layer different blends of fruit.
Simply pour in one layer of, for example, banana-yoghurt mix, and freeze it.
Then add subsequent layers of mango, strawberry and kiwi (freezing each layer as you go).

New rules on preparing Energy Performance Certificates, or EPCs, have just come into operation. Here's what you need to know about EPCs going forward.

โžกWhat is an EPC?

An EPC is an Energy Performance Certificate.

EPCs show you how energy efficient a property is using a rating from A (most efficient, lower energy costs) to G (least efficient, higher energy running costs).

EPCs take into account factors such as how well your property is insulated, double glazing, the type of heating and even whether your lighting is energy efficient.

The idea is to help buyers and tenants choose an energy efficient home.

โžกWhen you need an EPC

By law you need a valid EPC when marketing your home for sale, and also if letting it.

EPCs are valid for 10 years. If yours has expired (or your home never had one), you will need one when you market your home for sale or let.

โžกWhat are the new rules?

The new rules surround the methodology used by domestic energy assessors โ€“ the people who assess homes and prepare EPCs. They came into effect earlier this month.

They involve something called the Reduced Data Standard Assessment Procedure or RdSAP 10.

While these changes are very technical, they mean that, instead of making assumptions, energy assessors will need to make more detailed checks and ask for supporting documents where necessary.
The changes cover assessing your home's insulation, ventilation, double glazing and heating and hot water system, among other things.

โžกThe possible impact of the new EPC rules

Some experts believe that the new rules could see some homes put into a different EPC band than previously โ€“ either a higher one or a lower one in some cases.

The new rules also involve more work for energy assessors when they prepare an EPC. This could push up the cost of ordering an EPC.

โžกWhat should I do now?

If you have a current, valid EPC you will not be affected until you need a new one.

If you need a new EPC in order to market your home for sale there will be some changes. But there is nothing to worry about. Your energy assessor will do all the work when they assess your home. Just be ready to help them by providing any information and documents they ask for.

โžกInterest Rate Update: Bank of England Holds Rates

The Bank of England has decided to maintain the current base rate.
The Bank of Englandโ€™s Monetary Policy Committee (MPC) has voted to hold rates.
The decision, announced today, means that the base rate will stay at 4.25%.

The MPC voted six to three to maintain the current rate. (Three members wanted to drop it to 4%.)
The Bankโ€™s Governor, Andrew Bailey, said the โ€œhighly unpredictableโ€ state of the world meant a cautious approach was best.
He added that concerns about inflation, sluggish UK growth, the US economy and conflict in the Middle East influenced the MPCโ€™s decision.

โžกDownward trend of interest rates
Two years ago, the base rate was 5%, and the average two-year fixed-rate mortgage was 5.35%
Since then, there have been several base rate cuts.
The most recent reduction was a quarter-point cut in May, when the average two-year fixed deal hovered at 4.39%.
While the MPC held the base rate today, most analysts expect interest rates to continue falling.
Some say weโ€™re in for at least two more cuts this year. (The MPC will meet again in August.)
However, with so many variables at play in the UK and abroad, nothing is set in stone.

โžกWhat does this mean for the housing market?
Falling rates have been good news for many, especially first-time buyers.
Recent Hamptons data revealed that buyer demand in May was at its highest level in four years.
It also found that the number of first-time buyers coming to the market was up by 4% on the previous year.
However, with so much going on domestically and internationally, itโ€™s worth remembering that thereโ€™s no โ€˜perfectโ€™ time to move home.
If youโ€™re looking to get on the property ladder, upsize or downsize, it may be worth shopping around for a mortgage now* rather than putting your plans on hold while you wait for further cuts.
Getting a mortgage in principle (sometimes called an agreement in principle) will give you a clear idea of how much you can borrow, but it is not legally binding.
When you find a home that you love, a process that could take time, you can then lodge a full mortgage application.

The Bank of England has a nine-person committee that sets the Bank Rate.
It meets eight times a year to discuss the economy and inflation.
If inflation rises, the committee may consider hiking the Bank Rate. If inflation drops, it may consider reducing the rate.
