The original downstairs hallway ran along the front of the cottage with the stairs enclosed. We opened up the stairs to give the entrance an open and light feel. The roof light was replaced with a larger triple glazed unit which gave much better light but also a lovely view out from the upstairs landing.

The new kitchen was improved with the hallway wall removed giving the space windows on both sides of the room and the entrance to the lounge was made wider to continue the theme,

Future proofing the renovation the heating was upgraded to underfloor and the radiator circuit was renewed with 22mm flow and return pipework. The radiators were all sized to allow the move to a heat pump at some point.
These pictured are modern triple column radiators for the lounge where the client didn’t go for underfloor system.

Water and rotten timber made the decision to strip the ground floor, install an insulated concrete slab and underfloor heating.

Outside the ground level was taken down approx 500mm and then a drain dug around three sides of the house to move away the ground water

This was the downstairs bedroom that had a very damp smell and evidence all around that something was wrong.
The floor had sunk and after further investigation ended up making a big change to the overall plans for the retrofit

The new triple glazed widows were a great addition to the cottage. They allowed beautiful views to the garden and the hill beyond.

The windows also prevent overheating being triple glazed and also in the winter weather you don’t have the cold feel that develops with even double glazed windows.

A lovely cottage with a full retrofit - insulation and triple glazed windows, we also did a lot of structural changes and added the large glazing in the 80’s extension. It brought it from a damp and dated house with an EPC rating of G up to an EPC B.

Good insulation can make a huge difference to the feel of a property helping keep that heat out in the summer and in during the colder seasons.
