Creating a place designed for people, at every stage of life.

We’re committed to shaping a community within Lee West that not only respects its history, but builds a future people can feel proud to be part of. A place to live, work, and connect. Daedalus Waterfront is a place where wellbeing, sustainability, and opportunity are built in from the ground up ⚒

Here’s what that means in practice:
A thriving mixed-age, mixed-use community
Protecting and celebrating the site’s unique heritage
Jobs, apprenticeships, and opportunities alongside new homes
Restoring and enhancing the natural environment
Native and coastal planting to support wildlife and biodiversity
Homes designed for low-carbon living and built to last
Walkable neighbourhoods and cycle-friendly streets
Sustainable transport options embedded throughout
EV charging points to support electric vehicles
Solar energy integrated wherever possible

This is more than development, it’s about creating a place that works for local people, now and for generations to come.

Local voices help us tell the story of Daedalus Waterfront.

From its aviation and naval roots, through years of quiet, to its rebirth as a vibrant place to live, work and belong, we have created a series of short films.

Here we have local resident, Nick, sharing his thoughts on what it’s like to live within the Lee-on-the-Solent community and the future of Daedalus Waterfront.

For decades, Daedalus was a thriving part of Lee West, a place where people once proudly lived and worked.

After standing empty behind hoarding for almost 30 years, it's exciting to see plans to bring new life back to these buildings once again. By creating new homes and opportunities to work, this regeneration celebrates and rejuvenates the site's history while reflecting the heritage, pride, and community spirit that have always defined the surrounding area.

Working in partnership is at the heart of our vision for Daedalus Waterfront.

Our first delivery partnership with Blanchard Wells Ltd marks an exciting step forward, bringing together a shared focus on creating jobs, supporting skills and training through their work with CETC, and investing in the future of the area.

This collaboration will deliver a state-of-the-art manufacturing and office facility, helping to create opportunity and restore pride within the community.

A brilliant (and breezy!) afternoon with the fantastic members of Lee-on-the-Solent Bowls Club 🌊

We were proud to unveil the club’s new uniforms for the season, sponsored by Daedalus Waterfront, a wonderful moment that reflects a much bigger commitment to community, heritage, and connection.

A highlight was meeting members with deep ties to HMS Daedalus and hearing their stories, a powerful reminder of why preserving this legacy matters.

To a season of community, connection, and continued local pride.

A vision taking shape, one phase at a time.

We’re creating a mixed-use, mixed-age community designed to bring homes and opportunities forward together, shaping a place with real character, connection, and long-term value. Thoughtfully designed green spaces, open landscapes, and shared outdoor areas will bring people together and create somewhere to truly feel proud of.

Here’s what that looks like:
270 new homes of mixed type and tenure (including 10% affordable)
76 contemporary homes within restored heritage buildings
240 local jobs created on-site
ÂŁ118m in social and economic value to local economy over 10 years
5 acres of new public and green spaces
ÂŁ250k invested into supporting the Hovercraft Museum

A place rooted in history, designed for modern living and built for the future of the local community.

Big plans are taking shape for HMS Daedalus and they’re built around what really matters.

This project is focused on creating more opportunities for local people, protecting the history that makes this place so special, supporting the Hovercraft Museum to grow, and bringing a real sense of pride back to the area.

It’s about more than new homes and buildings, it’s about creating a place where people can work, relax, connect, and feel part of something. With new green spaces, community areas, and access to the seafront designed for everyone, HMS Daedalus is being reimagined as somewhere people can truly enjoy.

A place with history, and a future the whole community can be part of.
