The base rate has not moved since December. Your move should not be waiting on it either.

Three of the nine Bank of England committee members voted to raise rates in July. Average two year fixed mortgage rates are back above 5%. The direction of travel is not currently downwards.

Wanting borrowing to get cheaper before you move is entirely reasonable. It is just not something you control, and every month spent waiting is a month of autumn buyers in Horsforth and Cookridge looking at somebody else's home.

What you do control is how well your home is priced and presented for the buyers who are active right now.

A typical purchase takes twelve to twenty two weeks from offer accepted to completion. Count backwards from Christmas and you can see where you are.

Launch in early September, agree a sale in October, and being in your next home before or shortly after Christmas is realistic. Launch in late October and you are looking at February.

Chains and leasehold add weeks, and city centre apartments in Central Leeds add more again. So does instructing a solicitor only once an offer arrives, which is the most common avoidable delay we see and the easiest to remove.

Some agents will tell you your home is worth more than it is. It works, which is why they do it.

An inflated figure feels good in the first conversation. It costs you in every conversation after it, when the price comes down, the listing goes stale and the buyer who would have paid properly in September has already bought something else.

Our appraisals are built on what comparable homes on your streets have actually achieved in the last two or three months. What sold on your road in Adel or Cookridge, not what your neighbour is asking, and not what the market was doing in 2024.

Your tenant can give two months' notice and leave at any point. Most landlords think about that on the day it happens.

Since 1 May, every tenancy in the private rented sector has been periodic. There is no fixed term to fall back on and no renewal date that quietly commits somebody for another year. The decision to stay is made month by month.

What makes that decision easy is unglamorous. Repairs dealt with quickly. Compliance current. Somebody who answers the phone.

Autumn and winter are the hardest months to fill a void anywhere from Headingley to Chapel Allerton. The landlords who do not have to fill one are the ones who were managing the relationship properly in August.
