Selective Licensing in Leeds is back as of MONDAY 9TH FEB 2026

It covers a larger area and brings BIGGER FINES for non compliance.

Here's a quick overview

👉 covers parts of Armley, Beeston, Holbeck, Burmantofts, Richmond Hill, Gipton, Harehills, Hunslet, Riverside, Farnley & Wortley

👉apply by 9th Feb or within 14 days of purchase after 9th Feb

👉fees are paid in two parts. Part 1 online fee £675, paper £800. Part 2 online & paper fee £425 or £275 if member of Leeds Rental Standards

👉larger HMOs that require a license are exempt but smaller HMOs (typically 3-4 tenants sharing) will require a selective license

👉documents or information required to complete the form include gas cert, EICR, FRA, smoke alarm & CO2 detector locations, fire safety measures redress & deposit protection scheme, mortgage details

👉allow at least 45 minutes to complete the form and have all your documents to hand before you start. You can save and resume but it must be completed within 7 days to avoid starting again. If you leave it inactive for 30 minutes you'll have to re start

I walk down this street every day and I spotted it straight away. I've always had an eye for detail.

That one word in a book that the proof reader missed.

The dropped glove out of someone's pocket across a busy high street.

The ornament that's moved position in a room.

I used to see it as a bit of a curse but it really benefits my clients when I work on systemising and streamlining their property admin.

And for those of you wondering what I spotted in this picture... it's the addition of the camera at the top of the lamp post that wasn't there the day before.
