WATER LEAKS – A HIDDEN AND EXPENSIVE RISK

Water leaks are one of the most common and costly problems in homes and flats. In the UK, 43% of properties have experienced a leak—and in apartments, up to 75% of insurance claims are due to water damage. That includes leaks from poor seals, plumbing faults, roof issues, and even from neighbouring flats.

Even new builds can have hidden defects from rushed or poor-quality construction, which often go unnoticed until serious damage occurs.

That’s why it’s vital to check properties not just for existing leaks, but also for potential problems that could become costly down the line.

I offer a professional inspection service for both houses and apartments. This includes:

Identifying active leaks

Spotting early warning signs of future issues

Using thermal imaging to find moisture and hidden water behind walls or floors

Whether you're a homeowner, landlord, or buyer, I can help give you peace of mind and prevent expensive repairs later.

The image below is of a water leak from the room above not noticeable without using a thermal imaging camera.

Get in touch if you'd like to book an inspection.

Windows and doors take a beating over time—especially in apartments where you’ve only got a few.
Looking after them helps improve energy efficiency, comfort, and indoor air quality—and can save you money down the line.

Here’s what I always recommend:

Clean the tracks and frames: Dirt and debris can clog the tracks, making it harder to open or close the window properly. Over time, this strain can damage the mechanism.

Lubricate hinges and handles: If your windows or doors are stiff, give the moving parts a light oil or silicone spray. This prevents wear and tear and keeps them working smoothly.

Check drainage holes: Most modern windows have tiny drainage holes to let water out. If these get blocked, water can sit inside the frame and cause mould, rot, or corrosion.

Inspect the seals: One of the most overlooked areas. Damaged or perished seals let in cold draughts, reduce A/C efficiency in summer, and allow in outdoor air pollution. A quick check now can stop heat loss in winter and save on bills.

Check the mechanism: If your window or door isn’t locking properly, feels loose, or is hard to open/close—don’t ignore it. The longer it’s left, the more likely the problem will worsen and cost more to repair.

A little bit of upkeep goes a long way in keeping your windows and doors working as they should.

Not sure what to look for? I offer a one-off window and door check or an annual maintenance service, get in touch if you'd like peace of mind.

Wall Fitting Tips

When hanging items on your walls, choosing the right fittings is crucial to avoid damage or even disaster! A falling shelf or picture frame can cause injury or costly repairs.

Simple Tips
1. Know your wall type: Identify if you have plasterboard, brick, or concrete walls.

2. Choose the right fixings: Use:
- Plasterboard fixings (e.g., plasterboard screws or anchors) for lightweight items on plasterboard walls.
- Wall plugs (e.g., Rawl plugs) for heavier items on brick or concrete walls.
- Specialist fixings (e.g., cavity fixings) for hollow walls or specific materials.

3. Consider the weight: Select fixings that can hold the weight of the item you're hanging.

Popular UK Wall Fitting Products
- Rawl plugs: Suitable for brick, concrete, and stone walls.
- Plasterboard screws: Designed for plasterboard walls.
- Cavity fixings: Ideal for hollow walls or cavity walls.

By choosing the right wall fittings, you'll ensure your belongings are securely fastened and your walls remain damage-free.

Spot the Leak Before It's too late

This thermal image reveals a leaking shower tray—despite there being no visible signs to the naked eye. It’s a common issue that often goes unnoticed until it's too late. By the time damage becomes visible, it can result in collapsed ceilings, rotting timbers, and even the costly replacement of joists.

The biggest threats are often the slow, hidden leaks. These are harder to detect but can cause extensive structural damage over time.

A thermal imaging survey can catch these issues early—before they become expensive repairs.

Get in touch today to book a thermal survey or to learn more about our leak detection and prevention services.

Preventing and Detecting Leaks in Your Home or Apartment

Leaks can cause serious damage if left unchecked—but a little routine maintenance goes a long way in keeping your property safe, dry, and free from costly surprises. Here are some quick tips to help you stay ahead of potential issues:

Tip 1: Check Seals Around Baths, Showers, and Kitchens
Regularly inspect silicone seals in wet areas. Cracked or missing seals can let water through and lead to mold, rot, or hidden leaks. Replace them as needed.

Tip 2: Inspect Waste Pipe Connections
Look under sinks, around toilets, and behind appliances to check that waste pipe connections are tight and drip-free. Even a slow leak can do serious damage over time.

Tip 3: Check Pipe and Tap Connections
Have a quick look at any visible pipes and taps, especially in older properties. A damp patch or corrosion might point to a slow, ongoing leak.

Tip 4: Monitor Your Water Meter
Turn off all taps and appliances, then check if your water meter is still moving. If it is, you may have a hidden leak somewhere in the system.

Need Help?
If you’re unsure or suspect a leak, I offer professional leak detection using advanced tools like thermal imaging. Whether it’s from plumbing or external sources, I can help pinpoint the problem before it gets worse.

Stay ahead of the damage—early detection is always cheaper than repair.
