The Renter’s Rights Act (effective today 1st May 2026) balances more security for tenants with clearer rules for landlords. Some highlights below:

• New selling Rules: 4 months’ notice is required to end a tenancy before you sell or moving in. Properties are restricted from being re-let for 12 months.
• No-fault evictions out: Landlords require a valid legal reason to end a tenancy
• Assured Shorthold Tenancies (AST’s) are ending: All tenancies convert to Assured Periodic Tenancies (APT’s) effective today 1st May 2026.
• Rent control: Rent increases are now limited to once per year. Rent review clauses no longer apply.
