Thank you to the clients who take the time to leave feedback after working with us.

We recently received a 5-star review from a client we assisted with a complex possession matter involving rent arrears, disrepair allegations, and a tenant counterclaim. Cases like these can be challenging, and they require not just legal knowledge but careful case handling and a clear strategy throughout.

For landlords, property repossession is rarely straightforward when there are multiple issues in play. That is why having experienced legal support matters so much.

We are proud to help clients through difficult cases and proud when they feel the service has made a real difference.

Client reviews are a reminder of why we do what we do and the standards we continue to uphold across possession claims, evictions, and wider property matters.

Landlord and tenant disputes do not always need to become full-scale legal battles, but they do need to be handled properly.

In many cases, early communication, clear documentation, and a good tenancy agreement can go a long way towards resolving issues before they escalate. Knowing your legal rights and obligations also helps you approach a dispute from a stronger position.

Where there is disagreement over rent, damage, repairs, deposits, or breaches of the tenancy, it is important to stay measured and follow the correct process. Mediation may be appropriate in some situations, while others may require more formal legal action.

The key is not to ignore the problem and not to act impulsively. Good records and early advice can make a significant difference to the outcome.

If you are facing a dispute with a tenant, our team can help you understand your options and move forward with confidence.

Do you know your responsibilities as a landlord?

Being a landlord is about far more than collecting rent. From insurance and safety compliance to deposit protection, referencing, inventories, repairs, and communication with tenants, there is a lot to get right.

A strong tenancy starts with the basics being done properly. That includes preparing the property, using the right tenancy agreement, protecting the deposit within the required time, carrying out checks, and making sure ongoing obligations are met throughout the tenancy.

Many disputes and possession problems can be traced back to early compliance issues that were missed or misunderstood. That is why it is so important to treat letting as a business and make sure the legal foundations are in place from day one.

Our team supports landlords at every stage of the tenancy lifecycle with practical advice that protects both their property and their position.

Ending a tenancy is becoming more complex, which is why landlords need clear legal advice and a proper strategy.

There are a number of recognised grounds that may allow possession, including rent arrears, serious tenancy breaches, a landlord needing to sell, redevelopment, or a landlord or close family member needing to move in. The correct route will always depend on the facts of the case and the evidence available.

What matters most is choosing the right ground and following the process carefully. A weak notice or poor preparation can lead to delay, added cost, and unnecessary frustration.

With ongoing changes across the private rented sector, landlords are rightly concerned about how possession claims will work in practice. Getting ahead of issues now is key.

If you are considering recovering possession, our team can help you assess the position and take the right next step.

Not all tenancy agreements are the same, and choosing the right one matters.

There are many different types of tenancy arrangements, from assured periodic tenancies and joint tenancies to subleases, holiday lets, and commercial leases. Each comes with its own legal implications, responsibilities, and risks.

The right agreement will depend on the type of property, how long the arrangement is intended to last, and the purpose of the occupation. What works for one landlord may not be suitable for another.

This is why landlords should never rely on generic documents or assumptions. A tenancy agreement should reflect the specific arrangement in place and be drafted with the relevant legal framework in mind.

With the significant legislative changes affecting the private rented sector, it is more important than ever that landlords fully understand the agreement they are entering into and the long-term implications that come with it.

Understanding the type of agreement you are using is one of the best ways to avoid disputes later. If you are unsure what is appropriate for your property, our team can guide you.

Thinking of renting out your property? Speak to a solicitor before the tenancy begins.

Many landlord problems do not start when something goes wrong. They start much earlier, with paperwork, compliance issues, or missing protections that were never put in place properly from the outset.

Getting legal advice at the beginning can help you avoid expensive mistakes later. From tenancy agreements and notices to deposit protection and possession planning, the right setup gives landlords a far stronger position if issues arise.

An experienced solicitor will help protect your interests, explain your responsibilities, and make sure your documents and processes are fit for purpose.

For landlords, prevention is always better than cure. Taking advice early can save a great deal of time, stress, and cost in the future.

If you are preparing to let a property, our team is here to help you get started the right way.

We are incredibly proud of the feedback our clients continue to give us.

Our current ReviewSolicitors ratings reflect the service standards we work hard to maintain every day:
4.9 overall rating,
100% satisfaction,
98% would recommend,
98% for communication,
97% approachability,
97% value for money.

For us, these figures are about more than numbers. They reflect trust, consistency, and the experience our clients have when they instruct us on matters such as tenant evictions, property disputes, debt recovery, and sales.

We know that landlords and property professionals need advice they can rely on, especially when the stakes are high. Clear communication and practical support are not extras, they are essential.

Thank you to every client who has taken the time to leave a review and share their experience.

A reminder for landlords: tenancy deposits must be protected properly and on time.

Under section 213 of the Housing Act 2004, any tenancy deposit taken as security must be protected in a government-approved scheme within 30 days of receipt. This is not something to leave until later and getting it wrong can have serious consequences.

Failure to comply can expose landlords to financial penalties and may also affect the ability to serve notice in the future. In practice, we often see deposit issues become a problem when a landlord is already trying to deal with arrears or regain possession.

Deposit compliance is one of those key early steps that should never be overlooked. The right documents, the right process, and the right timing all matter.

If you are unsure whether your tenancy paperwork is fully compliant, our team can help review your position.
