This project drew to a successful close, just capturing the student market for this year. We will be looking to have this valued and put onto a long term finance product shortly. A high end clothing retailer have taken on the commercial space and have got off to a flying start.

Our latest purchase, Everyman Barbers situated in Derby’s Cathedral Quarter was a former public house and inn built in the 1830s, Listed buildings consent has been submitted to bring back into life and convert the upper floors into a 1 bed apartment and a 3 bed apartment ready for the post summer rental market. The building has lots of great character which we are looking to sympathetically preserve in every way possible. The development project will be funded using capital that is currently locked up in a pension. Steps are in motion to release that so that it can be used to earn a great return.

Built in the 1830’s and Purchased in late summer 2020. ‘Super-fi’ was a local high street landmark for many years in the City of Derby. A Hi-Fi shop situated in a Grade II listed building situated on one of Derby’s most prestigious streets, Sadler Gate. Built in around 1840 and formerly occupied by Hursts and Wallis a supplier of Kodak products in the 1940's and 50's. Listed buildings consent is in progress to change the upper floors into 2 x 2 bedroom apartments. The ground floor will be repurposed for more modern 'Amazon' proof commercial uses. Hopefully another unit on Britain’s high streets saved.

We are back, and what a great addition to the portfolio this is turning out to be from its acquisition during peak lockdown. First viewed in February and secured after a lengthy purchase process. It was purchased in one of our investment SPVs. Funds were raised for purchase and development from the partners own, a private investors SSAS pension and 2 further private investors.
A commercial tenant was secured on a long lease before completion and they have brought a new vibrancy to the local high street. For those that say ‘retail is dead’, such a throwaway comment should be used extremely lightly. The project has progressed somewhat since and the residential element to the upper floors are nearing completion. Stay tuned.
