A detailed inventory doesn’t just record what’s in the property — it documents condition, cleanliness, and wear and tear at the start of the tenancy.

Landlords should ensure inventories include:
• Dated photographs
• Meter readings
• Condition of fixtures and fittings
• Evidence of cleanliness
• Tenant signatures where possible
